Every village in the Lake Sumter Landing group sits in unincorporated Sumter County, and most were built in one busy decade, from about 2003 to 2013. That makes this square more uniform on paper than Spanish Springs, but the lots and homes still vary a great deal.

  • District 5 came first, with homes from about 2003 to 2006. Ashland has patio villas and cottages on lots of about 0.08 to 0.09 acre, while Bridgeport at Lake Miona is all Premier homes on lots of about 0.29 to 0.37 acre beside Palmer Legends. Sunset Pointe sits next to a 140-acre eagle preserve.
  • District 6 was established February 10, 2004, with about 6,697 home sites on about 1,496 acres. It holds Lakeshore Cottages, walkable to the square, and the all-Premier Miona Shores, with homes up to about 4,300 sq ft. Mallory Square is built around Mallory Hill Country Club.
  • District 7 villages date to about 2006 to 2009. Hemingway and Hadley sit around Havana Country Club.
  • District 8 was established September 28, 2004, with about 5,193 home sites on about 1,098 acres. St. James is mostly courtyard and patio villas from 2011 to 2012, and Laurel Valley holds Premier homes from about 2013.
  • District 9 appears here through Bridgeport at Mission Hills, bungalow villas from 2011 to 2012 on Lake Sumter.

Bridgeport at Creekside Landing is listed under both District 6 and District 8, so its lot decides the manual. Several Amelia and Bonita listings note roofs replaced in recent years, and a big upgrade like that is a natural time to plan standby power. A villa with a 3 ton condenser and a Premier home with two systems need very different generators, which the sizing guide explains.

Lakefront Premier lots, small villa lots and what each can hold for fuel

TECO Peoples Gas is the main gas utility in The Villages, and it has served Sumter County since its 1997 merger with West Florida Natural Gas. Which District 5 to 9 streets have a main is not mapped in any public source, so check your own home first: a gas meter or a gas bill settles it. A Generac 26 kW unit burns about 188 cu ft of natural gas an hour at half load and 333 at full load, on top of your range, water heater and dryer, so your installer confirms the meter and regulator can keep up. Peoples Gas also asks to be told about new standby units.

For propane, the District 5, 6, 7, 8 and 9 manuals all allow underground or above-ground tanks. An above-ground tank needs ARC approval and is limited to one tank of no more than 120 gallons, out of view and outside any easement. On a Generac 26 kW at half load that is about 47 hours, roughly 1.9 days. At full load the same unit burns about 87 gallons a day.

Lot size decides whether a buried tank is realistic. The manuals state no size for buried tanks, but NFPA 58 keeps one about 10 ft from the building and a buildable property line, and easements take more room. On a villa lot of about 0.08 acre in Ashland, or among the villas of St. James, that space is rarely there. On a 0.34 acre Premier lot in Miona Shores or Bridgeport at Lake Miona it may be. The gain is large:

  • 250 gallons buried: about 97 hours, roughly 4.0 days.
  • 500 gallons buried: about 194 hours, roughly 8.1 days.

Sumter County gas permits ask for the tank size, pipe size and length, appliance BTUs and a site plan, so the tank spot gets settled before the permit. Compare fuels in the gas vs propane guide and the runtime guide.

Ask your installer to mark a buried tank spot and a gas meter check on your site plan.

The five manuals that cover this square are District 5 (revised 7/7/26), District 6 (revised 9/9/26), District 7 (revised 8/12/26), District 8 (August 2026) and District 9 (July 2026). Their generator rules match:

  • An application is needed only for a generator permanently fixed to the home, so a portable unit needs none.
  • Rear or side yard, at least 2 ft from every property line, and not visible from the street.
  • Fence screening no taller than the unit, and exhaust pointed away from neighbors.
  • A pad no larger than necessary, also 2 ft off the property lines.

Golf and lake lots make the rear yard the natural spot, as on the Havana Country Club lots in Hadley or the Lake Sumter frontage in Bridgeport at Mission Hills. The unit still has to stay out of street view and point its exhaust away from the house next door. Courtyard villas need extra care: the manuals bar vertical structures in a courtyard villa's rear easement and its dominant or servient side easements. That applies to the Barnwell Place villas in Poinciana, the Cabanas at Creekside Landing and the Mission Hills bungalow villas. Patio villas in Lynnhaven and Ashland have their own easements.

The manuals do not mention noise limits. Approvals last 9 months, with one extension of up to 9 more. After ARC approval, Sumter County Building Services, at 7375 Powell Rd in Wildwood, issues the electrical and gas permits for every village here. Your installer confirms the manual and permit for your lot, since rules change. See ARC approval, permits and noise.

Have your installer prepare the ARC site plan with your easements drawn in.

Planning past Milton's four days in Sumter County

Sumter County has a better record than its neighbors, but not a perfect one. At Hurricane Milton's peak, the Florida PSC report of 8:47 AM on October 10, 2024 showed 21,912 of 95,259 Sumter accounts out (23.0%). The evening count was 18,253, then 5,966 on October 12, 294 on October 13 and zero by October 14. Irma in 2017 peaked at 38.9% of Sumter accounts out, and statewide outages fell below 1% only ten days after the peak. EIA puts Florida's 2024 outage time at 1,487.6 minutes per customer, about 25 hours.

Hold those numbers against the fuel math. A 120-gallon above-ground tank runs a 26 kW unit at half load for about 1.9 days, about half of Milton's local restoration. That is why long-outage endurance here comes from natural gas where a main reaches the home, a buried tank where the lot allows, load management and a refill plan. Michael kept Panhandle counties dark for about 26 days, and Lee County was out about four weeks after Ian. Those happened elsewhere and are not a forecast for this square. NERC rates the Florida Peninsula grid at normal risk, so the local threat is storm damage to lines.

  1. Keep the essentials list short: cooling, the refrigerator, medical devices and lights.
  2. Add load management so the air conditioner and range never start at the same moment.
  3. Book refills early. After Irma, propane reached Florida only by truck for about seven days.
  4. Stock oil and filters. Kohler 26 kW units want an oil check every 24 hours and a change every 150 hours. Generac wants a change every 100 hours in continuous running above 85 F.

The hurricane backup guide and maintenance guide show the full checklist.

Heat, medical equipment and Sumter County's special needs program

Sumter County has more Medicare beneficiaries on power-dependent equipment than many people expect. HHS emPOWER data for October 2026 counts 2,478 of 88,380 beneficiaries using power-dependent devices, 577 on oxygen services. The Villages ZIP 32162 alone has 1,101 and 32163 has 653. If you are one of them, the plan has three layers.

  • Register. The Florida Department of Health in Sumter County runs special needs registration through snr.flhealthresponse.com or a mailed form. Its Special Needs Shelter is at the Gloria Rowe Hayward complex in Sumterville, and FDOH calls registrants before an evacuation. Registering does not guarantee a shelter space, and the state asks you to be self-sufficient for at least 72 hours.
  • Do not count on utility priority. SECO Energy's Medically Necessary Service does not prioritize homes during named-storm restoration.
  • Put the critical circuits on the generator. A home oxygen concentrator such as the Philips EverFlo draws about 350 W, and most concentrator batteries last only about 3 to 4 hours at low settings.

Heat matters as much as devices. The CDC says adults 65 and older adjust less well to sudden heat and should stay in air conditioning rather than rely on a fan. Florida requires nursing homes to keep part of the building at 81 F or cooler with fuel for 96 hours after a power loss, a useful yardstick for a home plan. A closed fridge holds about 4 hours and a full freezer about 48 (FDA). Insulin keeps unrefrigerated between 59 F and 86 F for up to 28 days.

Most water here comes from North Sumter Utility, which serves Districts 5 to 8, Sumter Landing and a small part of District 9. After line breaks the District issues boil notices that usually take about two days to clear. See medical backup power and keeping the AC on.

Tell your installer which medical devices must stay on, and register with Sumter County.

Three steps to power

Without backup power, a lakefront home that rode out the wind can still lose its food, its cooling and its medical devices while crews work for days.

  1. Request a free estimate

One request matches you with a licensed local installer who visits your home near Lake Sumter Landing, reads your panel, and sizes a generator to the loads you want to keep.

  2. ARC approval, permit and install

Your installer drafts the site plan for your district's Architectural Review Committee, pulls the building permit after approval, and schedules the install and inspection.

  3. Power through the next long outage

Your home keeps cooling, refrigeration and medical equipment running, with a fuel and oil plan already written down for a multi-day outage.

Do all Lake Sumter Landing villages use the same ARC generator rules?

Yes in substance. The District 5, 6, 7, 8 and 9 manuals all ask for an application for a permanently fixed generator, a rear or side location, 2 ft from property lines, no street visibility, screening no taller than the unit and exhaust away from neighbors. Bridgeport at Creekside Landing is listed in both District 6 and District 8, so your lot decides the manual. Your installer confirms it.

Can I bury a big propane tank on my Premier lot in Miona Shores?

Maybe. The district manuals set no size for buried tanks, and Miona Shores lots run about 0.34 to 0.38 acre. NFPA 58 still keeps a buried tank about 10 ft from the building and any buildable property line, and it cannot sit in a utility or use easement. Your installer and a propane supplier check the lot. A buried 500-gallon tank runs a 26 kW unit about 8.1 days at half load.

How long did Milton keep Sumter County homes without power?

About four days. The Florida PSC counted 21,912 Sumter accounts out (23.0%) at 8:47 AM on October 10, 2024. By the evening of October 13 only 294 remained, and the count reached zero on October 14. Irma in 2017 hit harder, peaking at 38.9% of Sumter accounts. A good generator plan covers at least that long, with fuel and oil for more.

Who issues generator permits for villages around Lake Sumter Landing?

Sumter County Building Services in Wildwood handles permits for Districts 5 to 9, all of which sit in unincorporated Sumter County. Electrical permits need an electric plan and panel and wire sizes, and gas permits need tank size, pipe size and length, appliance BTUs and a site plan. ARC approval comes first. Your installer pulls the permit and confirms the office for your address.

Will a generator be allowed behind my lakefront home?

Often yes. Rear yards are allowed under every district manual here, as long as the unit stays 2 ft off property lines, is not visible from the street, has screening no taller than itself and points its exhaust away from neighbors. On Lake Sumter and Lake Miona lots, your installer also checks easements and keeps the unit low and screened so the water view stays clear.

Is natural gas available in District 5 to District 8?

Some homes have it, but there is no public map by village. TECO Peoples Gas is the main gas utility in The Villages. If your home has a gas meter or you get a gas bill, a main reaches you, and your installer checks whether the meter and regulator can carry a generator at full load. If not, propane in an approved tank is the usual path.
