Home generators in the Village of Poinciana
Poinciana mixes courtyard villas on Barnwell Place with designer homes along the Cane Garden course. A licensed local installer can tell you where a generator fits, what fuel works, and how long it will run.

Poinciana has courtyard villas on Barnwell Place, which none of the north-end District 5 village listings mentioned, along with designer and single-family homes such as the Juniper model. Homes date from 2004 to 2006 by MLS year built: a Juniper in 2004, a courtyard villa and single-family homes in 2005, and homes on Means Lane in 2006. The listings show shingle roofs; wall construction was not stated, so the installer checks it.
Courtyard villas are the hardest homes in The Villages to fit with a generator, and the District 5 manual explains why. Its courtyard villa rules bar any vertical structure in the rear easements and in the dominant or servient side easements, the strips one villa owner may use on a neighbor's side. A generator and its fence are vertical structures. Add the general rule of rear or side placement at least 2 ft from property lines, and the buildable spot on a courtyard lot can be small or, on some layouts, missing.
That is not a dead end. On many courtyard villas, the answer is a compact air-cooled unit tucked where the plat shows clear ground, sized for essentials rather than the whole home. Where no spot works, the installer can explain the options honestly, including a portable with a transfer device or a battery system. The courtyard villa generator guide walks through the layouts.
Propane on Bailey Trail: an above-ground tank versus a buried one
Before propane, check for natural gas. TECO Peoples Gas is the main gas utility in The Villages, but no public map shows which villages have mains, so look for a meter or ask your installer. Peoples Gas also asks to be told about new standby units so it can check the meter and regulator.
If propane it is, the District 5 manual gives two paths:
- Above ground: one tank, no larger than 120 gallons, ARC approval required, not visible from the road or the neighbors, not in any utility or use easement, with fencing or landscaping no taller than the tank.
- Underground: permitted, with no size stated in the manual. NFPA 58 setbacks keep a buried tank about 10 ft from the building and from a buildable property line.
On a courtyard villa, the easements that limit the generator also limit an above-ground tank, and the 10 ft setbacks often rule out a buried one. On a designer lot by Cane Garden, a buried 250 gallon tank, about 200 gallons at 80% fill, runs a Generac 26 kW about 97 hours at half load, roughly 4 days. The 120 gallon tank gives about 47 hours. During Irma, trucks were the only way to bring propane into Florida for about seven days, so book refills early. The fuel comparison has more.
Your approval path
In a courtyard villa, the wrong pad location can mean an ARC denial, and no plan at all means waiting out the heat until crews reach Bailey Trail.
Courtyard villa review
Submit an Architectural Review application for the fixed generator. The District 5 manual bars any vertical structure in courtyard villa rear easements and dominant or servient side easements, so the site plan must show them.
Generator placement
Rear or side of the home site, at least 2 ft from property lines, not visible from Barnwell Place, Bailey Trail or any street, exhaust away from neighbors, screening no taller than the unit.
Sumter County permits
With ARC approval in hand, your installer applies to Sumter County Building Services for electrical and fuel permits and confirms the office for your address.
Install and inspection
The installer sets the pad, transfer switch and unit, the county inspects, and the system is tested before handover.

Get my estimateSumter County has 2,478 Medicare beneficiaries who rely on power-dependent equipment and 577 who receive oxygen services, by the October 2026 HHS emPOWER data. A courtyard villa is often chosen for easy living later in life, which makes backup power for medical needs worth planning now.
A few facts shape the plan:
- A CDC study found most oxygen concentrators run about 3 to 4 hours on battery at the lowest settings, less at higher flow. A home concentrator such as the Philips EverFlo draws about 350 watts, easy for even a small standby unit.
- SECO Energy's Medically Necessary Service does not give priority during named-storm restoration. Shelters, hospitals and government facilities come first.
- CDC advises adults 65 and older to stay in air-conditioned space in very hot weather and not to rely on a fan. Caretakers should check on an older person at least twice a day.
- FDA says a closed refrigerator keeps food cold about 4 hours, and a full freezer about 48.
For a villa, an essentials setup that carries the air handler, the refrigerator, the medical outlets and a few lights may be all you need, and it fits more easily on a tight lot. Join the Sumter County special needs registry as well, knowing it does not guarantee a shelter space. The medical backup page has a device checklist.
Golf views from Allamanda Recreation and storms over Cane Garden
Poinciana sits between CR 466 and CR 466A along Bailey Trail and St. Charles Place, south of Sunset Pointe and north of Liberty Park, about 9 minutes from Lake Sumter Landing by one listing. It is home to Allamanda Recreation at 1515 St. Charles Place, the cottage-style village center that the official page says looks out on palm trees and golf course views, with a family pool, pickleball and tennis. Poinciana Recreation at 1901 Bailey Trail lists fishing, which suggests a pond, and St. Charles Recreation is at 2126 Bailey Trail.
The 27-hole Cane Garden course borders the village, with Heron and Pelican executive courses to the north and Yankee Clipper and Southern Star to the south. Golf frontage and palms shape a generator plan in a few ways. A back yard on the course is visible to golfers, so the side yard often reads better in the ARC review. Exhaust should face open space rather than a neighbor's lanai. And because the manual sets no noise limit, choosing a quieter model is a courtesy, not a rule.
Storm debris is the other factor. Palm fronds and limbs travel in high wind, so your installer keeps the unit clear of anything that could block its louvers and checks it after a storm passes. The hurricane backup page lists the before-and-after steps.

Get my estimateCan a courtyard villa on Barnwell Place have a standby generator?
Sometimes. The District 5 manual bars vertical structures in courtyard villa rear easements and dominant or servient side easements, and a generator must sit in the rear or side yard at least 2 ft from property lines, out of view from the street. Some layouts leave a legal spot and some do not. A licensed installer reads your plat before you spend anything.
What if my Poinciana villa has no legal spot for a generator?
There are still options. A portable generator needs no ARC application in District 5, though it must run outdoors at least 20 feet from windows and doors, per CDC. A battery system or a portable with a proper transfer device can carry essentials. Your installer can explain what fits, and the ARC can tell you whether a variance process exists.
Is a buried propane tank possible in Poinciana?
The District 5 manual allows underground tanks and sets no size limit for them. NFPA 58 setbacks keep a buried tank about 10 ft from the building and from a buildable property line, and easements also limit placement. Designer lots by Cane Garden have a better chance than courtyard villas. A propane supplier and your installer confirm it for the address.
Will a generator keep my oxygen concentrator running?
Yes, if its outlet is on a generator circuit. A home concentrator such as the Philips EverFlo draws about 350 watts. A CDC study found most concentrators run about 3 to 4 hours on battery at low settings, so the generator matters most in a long outage. FDA also advises checking device settings after power returns, because some devices reset to defaults.
Who handles permits for a generator in Poinciana?
Poinciana is in District 5, in unincorporated Sumter County, so permits normally come from Sumter County Building Services. The ARC application comes first, then the electrical permit and any gas permit for a propane or gas line. Sumter's gas permit asks for tank size, pipe size and length, appliance BTUs and a site plan. Your installer confirms the office for your address.
