Home generators in the Village of Belvedere

Belvedere's designer homes and villas sit among grandfather oaks on the Churchill Greens course. A licensed local installer finds a spot that respects the trees, the neighbors and the District 5 manual, and quotes it in writing.

Hurricane Irma's peak in 2017 left 38.9% of Sumter County accounts without power, according to the Florida PSC's 2018 hurricane review, and vegetation was the largest outage cause in that storm.

Churchill Greens executive course runs right through Belvedere, and the official course page notes that several grandfather oaks were kept when it was built, with country vistas that have been there for a hundred years. Listings in the village mention mature landscaping and quarter-acre designer lots. It is a lovely setting, and it shapes where a generator belongs.

Old oaks bring two practical questions. The first is roots: a concrete pad and a trenched gas or propane line both dig, so the installer plans a pad and a route that avoid cutting large roots. The second is limbs. The Florida PSC's 2018 hurricane review found vegetation, often outside utility rights of way, was the largest outage cause in Irma. A branch that can take down a line can also land on equipment, so the installer looks up as well as down when picking a spot.

On a golf-front lot, the rear yard faces the course, which raises the visibility and sound questions in a different way than a street does. The District 5 manual says not visible from the street and exhaust away from the neighbors, so a side yard with a short fence or a landscape screen often works best. Read more on placement and sound on the generator noise page.

Have an installer map a pad spot that spares your oaks.

Lantana and Jasmine designer homes beside Hialeah and Arlington villas

Belvedere sits in the northwest corner of District 5, south of CR 466 along Belvedere Boulevard and Churchill Downs. Its first homes date to 2003 and 2004 by MLS year built: Colony patio villas in Hialeah Villas, Cabot Cove villas in Arlington Villas, and designer homes in the Lantana, Jasmine, Oleander and Ligustrum models, plus other single-family homes. Every Belvedere listing found shows a shingle roof; the wall construction was not stated, so your installer checks it on site.

The mix matters for sizing. A designer home on a quarter acre usually has room for a side-yard pad and may want the whole house covered, central air included. A patio villa shares more of its lot edge with neighbors, so a smaller unit wired for essentials can be the better fit and is easier to place 2 ft off the lines.

Sizing starts at the panel, not the brochure. A 3-ton central air compressor runs at about 3.2 kVA and starts near 20 kVA by its spec sheet arithmetic, and Generac notes that motors need 3 to 5 times their running power to start. Load management modules can shed big loads at startup, which sometimes lets a smaller unit do the job. The sizing guide explains how installers add it up.

Your approval path

Wait until the next storm is named and you join the line for installers, propane and permits at the same moment as everyone else.

  1. ARC application to District 5

Send an Architectural Review application for the permanently affixed unit, with a site plan of your Belvedere lot showing property lines, easements, the pad and any screening.

  2. Where the unit may sit

The District 5 manual puts it in the rear or side yard, at least 2 ft from property lines, hidden from the street, exhaust aimed away from neighbors, with fencing no taller than the unit.

  3. Sumter County Building Services

After approval, the installer applies for the electrical permit and any gas or propane permit for your address in unincorporated Sumter County, and confirms the office.

  4. Install, inspect, test

Pad, transfer switch, fuel line and generator are set, the county inspects, and the installer tests the unit under load before handing it over.

Locally, the hardest outages in recent memory have measured days, not weeks. After Milton, Sumter County fell from 21,912 accounts out on Oct. 10, 2024 to zero by the PSC's Oct. 14 evening report. Elsewhere in Florida it has gone longer: Hurricane Michael left Panhandle counties out for about 26 days in 2018, and Ian kept parts of Lee County dark for about four weeks in 2022. Planning for two weeks here is preparedness, not a prediction.

A two-week plan for a designer home has three parts:

  • Fuel. On natural gas, the supply keeps coming as long as the gas system holds; a Generac 26 kW draws 188 cubic feet an hour at half load. On propane, a 250 gallon buried tank lasts about 97 hours at half load, so a delivery has to be part of the plan.
  • Oil. Generac asks for a shutdown every 24 hours to check oil and an oil change every 100 hours when running continuously above 85 F, about 1.9 quarts each time on a 20 to 26 kW unit.
  • Load. Run the air conditioning and kitchen, and save the pool pump and second freezer for later.

The long-outage maintenance guide has the full oil schedule.

Belvedere's gates, the District 5 manual and your neighbors

Belvedere has gated entry, exit and golf cart gates on Belvedere Boulevard, where District Government did road work in October 2026, and the boulevard leads to The Villages Public Library at Belvedere near CR 466. Inside the gates, every home is governed by the District 5 ARC manual, revised 7/7/26.

The manual's generator section is short and specific. It applies to homes, courtyard villas and patio villas. A permanently affixed generator needs an application, and portables do not. A fixed unit must sit in the rear or side of the home site, at least 2 ft off all property lines, out of view from the street. Fences may screen it but may be no taller than the generator, and the exhaust has to point away from neighboring properties. The concrete pad must be no larger than necessary and keep the same 2 ft distance.

For propane, underground and above-ground tanks are both allowed. An above-ground tank needs approval and is limited to one tank of no more than 120 gallons, not visible from the road or neighbors and not in an easement. The manual sets no noise limit, so the courteous choice is a quiet unit, exhaust aimed at open space, and an exercise cycle set for midday. Your installer confirms every rule for your lot. Will a generator pad hurt the old oaks in Belvedere?

It can if the pad or the fuel trench cuts major roots, which is why placement starts with the trees. A licensed installer plans the pad and the gas or propane route around large roots and away from heavy limbs, and may suggest a side yard over a spot under the canopy. If you are unsure about a particular oak, ask an arborist to look before the ARC application goes in.

Can my Belvedere generator face the Churchill Greens course?

The District 5 manual allows the rear or side yard, at least 2 ft from property lines, not visible from the street, with exhaust aimed away from neighbors and screening no taller than the unit. A rear yard on the golf side can work, but the ARC reviews the site plan for your lot, so your installer shows the screening and the exhaust direction in the application.

How big a generator does a Belvedere designer home need?

That depends on the panel and on what you want running. A home with central air, an electric range and a pool pump needs more than a villa running essentials. The runtime figures on this site use 22 to 26 kW units as examples, but only a load calculation at your home decides it. Load management can shed big circuits at startup and sometimes allows a smaller, cheaper unit.

What happens to my Belvedere generator during a long outage?

It runs as long as the fuel lasts, with short breaks for oil. Generac asks owners to shut down every 24 hours to check and top off oil, and to change it every 100 hours when running continuously above 85 F. On propane, plan a delivery: a 250 gallon buried tank lasts about 97 hours at half load on a 26 kW unit. On natural gas, the supply continues as long as the gas system does.

Is the Belvedere gate a problem for installers or propane trucks?

Gate access is a scheduling detail your installer arranges as part of the job. The bigger planning point is timing. Book the estimate, the ARC approval and the install well ahead of hurricane season, and arrange any propane refills before a storm is named, since fuel demand rises fast once one is on the way.
