Generators at Bridgeport at Creekside Landing
Bridgeport at Creekside Landing is a villa enclave a short walk from Lake Sumter Landing, split between two districts. A licensed local installer works out which manual covers your lot and whether a generator fits beside your Cabana.

Bridgeport at Creekside Landing is the only District 6 village that District Government also lists under District 8, so the first step for any generator here is finding out which district your lot is in. Your property records or the installer's plat search will show it, and that decides where the ARC application goes.
The good news is that the two manuals agree on generators. Both the District 6 manual (revised 9/9/26) and the District 8 manual (August 2026 per its file name) say:
- An Architectural Review application is needed only for a generator permanently affixed to the property and dwelling.
- The unit goes in the rear or side of the home site, at least 2 ft from all property lines, and not visible from the street.
- Fences may screen it but no taller than the generator, and the exhaust points away from neighbors.
- Concrete pads must be no larger than necessary and stay 2 ft from the lines.
Both also allow underground propane tanks, or one above-ground tank of no more than 120 gallons with approval, out of view and out of easements. Neither manual mentions noise limits. Both require a site plan with property lines and easements, and approvals stay valid for 9 months with one extension. The ARC approval guide covers the paperwork.
The Cabanas at Creekside Landing and their tight side yards
The homes here are courtyard villas in The Cabanas at Creekside Landing, about 2008 by MLS year built on Southern Sun Drive. A listed Cumberland Cabana has 3 bedrooms, 2 baths and a 1.5-car garage, with a shingle roof. Your installer confirms the details at your home.
Courtyard villas leave little side yard for a pad, and both district manuals tighten it further. Their courtyard villa rules bar any vertical structure in the rear easements and in the dominant or servient side easements, the strips one owner may use on a neighbor's side. A generator and its screening fence count. Add the 2 ft setback from property lines and the requirement that the unit not be visible from the street, and the legal spot on a Cabana lot can be small.
That shapes the equipment:
- A compact unit. A smaller air-cooled generator wired for essentials fits where a large one will not.
- A short run. A spot near the panel keeps wiring simple in a 1.5-car garage layout.
- A fuel plan. If no gas main serves the villa, an above-ground tank faces the same easement rules, and a buried tank needs NFPA 58 setbacks of about 10 ft that a villa lot may not have.
The courtyard villa guide shows layouts that tend to work.
Your approval path
A courtyard villa with no plan is stuck with the heat and a warming refrigerator, and a generator placed without checking the easements can be turned down by the ARC.
Confirm your district
District Government lists this village under both District 6 and District 8, so the manual depends on your lot. Your installer confirms which ARC receives the application.
Courtyard villa placement
Both manuals put a fixed generator in the rear or side yard, at least 2 ft from property lines, out of view from Southern Sun Drive or any street, exhaust away from neighbors, and bar vertical structures in rear and side villa easements.
Sumter County permits
Both districts are in unincorporated Sumter County, so permits normally come from Sumter County Building Services. Your installer confirms the office for your address.
Install and inspection
The installer sets the pad, transfer switch and compact unit, the county inspects, and you get a walkthrough.

A short walk to Market Square, and what still works in an outage

Get my estimateBridgeport at Creekside Landing sits immediately west and southwest of Lake Sumter Landing Market Square, a short golf-cart ride or walk away. Creekside Landing Recreation, the neighborhood area, is at 1075 Peninsula Street, and the Lake Miona and SeaBreeze regional centers are close, along with the 27-hole Palmer Legends championship course.
Living this close to the square is one of the village's charms. In a storm, though, the square's shops and restaurants are on the same grid, and the days after a hurricane can bring fuel and supply shortages. GasBuddy figures from Irma put about 43% of Florida gas stations out of fuel on Sept. 12, 2017. Florida's emergency checklist asks each household to plan for at least 7 days.
Your water comes from North Sumter Utility, a central system run by the North Sumter County Utility Dependent District, so there is no home well pump to back up. Public sources do not say whether the water plants have backup generators, and after line breaks or plant problems the District issues precautionary boil water notices, which usually take about two days of sampling to clear. Keep bottled water on hand either way, and keep a working stove: with a generator, you can boil water at home for one minute, as the notices advise. The preparedness guide has a full list.
Getting a Cabana villa through a multi-day outage
Sumter County's recent hurricane outages ran for days. Milton put 23.0% of the county out at its Oct. 10, 2024 peak, and the PSC's count reached zero by Oct. 14. Irma reached 38.9% of the county in 2017, and statewide it took ten days for Florida to get below 1% out. Planning a villa for a week covers that history with room to spare.
For a compact unit on propane, the numbers are short, and it is better to know them now:
- A 120 gallon above-ground tank holds about 96 gallons at 80% fill.
- A Generac 22 or 24 kW at half load burns 2.53 gallons an hour, about 38 hours on that tank.
- A 26 kW at half load burns 2.06, about 47 hours. At full load it is 3.63 gallons an hour.
A villa running essentials stays well below full load, which stretches the tank, but a week still means at least one refill, booked early. If a gas main serves your villa, the refill problem goes away; ask your installer to check for a meter.
The engine needs care too. Generac asks for a shutdown every 24 hours to check oil and a change every 100 hours when running continuously above 85 F. Keep oil and a filter in the garage. The runtime page has the full table.

Get my estimateIs my Creekside Landing villa in District 6 or District 8?
It depends on the lot. District Government lists Bridgeport at Creekside Landing under both districts. Your property records, a recent ARC letter or your installer's plat search will show which district covers your address. The generator rules in both manuals read the same, but the application goes to your own district's ARC.
Can a generator fit beside a Cabana courtyard villa?
Sometimes. Both district manuals bar vertical structures in courtyard villa rear easements and dominant or servient side easements, and require the rear or side yard, 2 ft from property lines, out of view from the street. Some lots leave a legal spot for a compact unit and some do not. A licensed installer checks your plat before you spend anything.
How long will propane last for a villa generator?
On a 120 gallon above-ground tank, about 38 hours for a Generac 22 or 24 kW at half load, or about 47 hours for the 26 kW at half load. Running only essentials stays below half load and stretches that further. For a week-long outage, plan at least one refill, or ask whether a gas main reaches your villa.
Does my villa need a generator if the water is from a central system?
Your water comes from North Sumter Utility, a central system, so there is no home well pump to keep running. A generator still covers cooling, refrigeration, medical equipment and cooking. After line breaks or plant problems, the District issues boil water notices, and a working stove lets you boil water for one minute at home, as the notices advise.
Who issues the permit for a Creekside Landing generator?
Both District 6 and District 8 were created by Sumter County ordinance, in unincorporated Sumter County, so permits normally come from Sumter County Building Services. The ARC approval comes first, then the electrical permit and any gas permit. Your installer pulls both and confirms the office for your address.
