Home generators in the Village of Lynnhaven
Lynnhaven's 2004 villas and ranch-style homes sit along the Belmont course, around the horse-racing-themed Churchill Street Recreation. A licensed local installer can fit a generator to your lot and your District 5 rules.

Collington Drive villas and the District 5 easement rules
- 2004
- first homes, by MLS year built on Colony villas and Austin, Laredo and Amarillo models
- 2 ft
- minimum gap from property lines for a fixed generator (District 5 ARC manual)
- ~38 h
- a 120 gal tank at half load on a Generac 22 or 24 kW (Generac spec sheet)
- 100 h
- Generac oil change interval in continuous running above 85 F (owner's manual)
Much of Lynnhaven is Colony patio villas from 2004, including on Collington Drive, and patio villa easements limit where a generator pad can sit. The District 5 ARC manual, revised 7/7/26, treats homes, courtyard villas and patio villas the same in its generator section, but villa lots have less room to work with.
The written rules for a permanently affixed unit:
- An Architectural Review application, with a site plan of property lines, easements and the work. Portable generators need no application.
- Rear or side of the home site, at least 2 ft from every property line.
- Not visible from the street. Fences may screen it, no taller than the generator.
- An exhaust that faces away from the homes next door.
- A pad sized only as large as the unit needs, kept 2 ft inside the lines.
On a villa, the 2 ft measurement and the easement lines decide almost everything. The same manual bars vertical structures in courtyard villa rear easements and side easements, and every L.P. tank must stay out of utility and use easements. A compact air-cooled unit, set where the plat shows clear ground, is usually the answer. Approvals stay valid for 9 months, with one extension of up to 9 more, so there is time to get it right. The villa generator page shows common layouts.
Churchill Street Recreation and Belmont when the power is out
Lynnhaven is home to Churchill Street Recreation at 2375 Churchill Downs, the horse-racing-themed village center with its Winners Circle and Triple Crown rooms, a family pool, pickleball and tennis. Lynnhaven Recreation, a neighborhood adult pool, sits at 2500 Churchill Street. The Belmont executive course plays through the village, and its official page describes a southern setting of pastures and wildflowers and bills it as the ultimate challenge on the executive golf trail. Lynnhaven listings note views of trees, woods and water.
On a normal day, that is a lot to walk to. After a hurricane, it does not keep your own home cool. Florida's emergency checklist asks households to plan food and water for at least 7 days, and the EIA found U.S. customers averaged about 11 hours without power in 2024, a 10-year high driven mostly by Beryl, Helene and Milton. In Florida that year, the average was about 25 hours.
A generator gives a Lynnhaven household a quieter version of those days. The air conditioning runs, the coffee maker works, and you can check on the neighbors along Churchill Downs instead of hunting for ice. It also keeps phones and the internet modem charged, which matters when storm updates come by text and email. Read how a generator handles central air on the air conditioning page.
Your approval path
A patio villa without backup loses refrigeration and air together, and a generator bought in a hurry after a storm still has to wait its turn for ARC review.
District 5 application
A permanently affixed generator needs an Architectural Review application, with a site plan of property lines, easements and the pad, before any work begins.
Where it can sit
Rear or side of the home site, at least 2 ft off all property lines, hidden from Churchill Downs, Churchill Street or any street, exhaust away from neighbors, and screening no taller than the unit.
Sumter County permits
After approval, your installer applies to Sumter County Building Services for the electrical permit and any gas or propane permit, and confirms the office for your address.
Install, inspect and start up
The pad, transfer switch and generator go in, the county inspects, and the installer tests the system under load.

How long a Lynnhaven generator can run on one tank

Get my estimateGas coverage in The Villages has not been mapped village by village, so start by checking whether your Lynnhaven home has a Peoples Gas meter. If it does, runtime is limited by oil changes rather than fuel. If not, propane decides how long you go between deliveries.
Above ground, District 5 allows one tank of no more than 120 gallons. At the 80% fill rule, that is about 96 gallons:
- Generac 26 kW, half load: 2.06 gallons an hour, about 47 hours.
- Generac 22 or 24 kW, half load: 2.53 gallons an hour, about 38 hours.
- Generac 26 kW, full load: 3.63 gallons an hour, close to 87 gallons a day.
So a 120 gallon tank is about a day and a half to two days of normal use, which is honest preparedness for a short outage and a reason to plan refills for a long one. Buried tanks are allowed and hold more, but NFPA 58 setbacks of about 10 ft from the building and buildable property lines rule them out on many villa lots.
Fuel is half of a long run. Generac's continuous-use guidance asks for a stop every 24 hours to check and top off oil and an oil change every 100 hours when running continuously above 85 F. Keep oil and a filter on hand. The propane limits page goes deeper.
Austin, Laredo and Amarillo models: sizing the Texas-named homes
Alongside its villas, Lynnhaven has single-family models with Texas city names: Austin, Laredo, Amarillo and Corpus Christi, mostly from 2004 by MLS year built. The listings show frame with vinyl siding and shingle roofs. Lynnhaven sits on the west side of District 5, south of Belvedere and west of Ashland, around Churchill Downs and Churchill Street, minutes from Lake Sumter Landing and CR 466.
Sizing these homes is less about square feet and more about what starts at once. The usual Villages list is a central air compressor, an air handler, a refrigerator, a range or cooktop, a water heater if electric, and a pool pump on some lots. Starting loads are the trap: Generac notes that motors such as refrigerator compressors need 3 to 5 times their running power to start, and a 3-ton air conditioner's locked-rotor draw is about 20 kVA by its spec sheet arithmetic.
Two ways to handle it:
- Whole house. A larger unit carries everything, simple to live with and more fuel per hour.
- Managed load. A smaller unit with load management, which sheds the big loads at startup and brings them back in order.
Either way, the licensed installer works from your panel and your habits. Typical Florida installs run about $7,000 to $15,000 by the PowerOutage.us guide, and a written estimate gives your actual figure. The cost page explains what drives the price.

Get my estimateCan I put a generator beside my Collington Drive patio villa?
Possibly, if the lot has clear ground at least 2 ft from every property line, outside the villa easements and out of view from the street. The District 5 manual also wants the exhaust pointed away from neighbors and any fence no taller than the unit. A licensed installer measures from your plat and shows the spot in the ARC site plan before anything is ordered.
Is there a noise limit for generators in Lynnhaven?
The District 5 ARC manual sets no decibel limit and does not mention noise. It does require the exhaust to point away from neighboring properties. In practice, a quiet model, careful placement and a weekly exercise set for late morning keep neighbors comfortable. Your installer can compare sound ratings on the spec sheets of the units that fit your load.
How long does a 120 gallon tank last in a Lynnhaven home?
About 38 hours for a Generac 22 or 24 kW at half load, or about 47 hours for the 26 kW at half load. With the usual 80% fill, that tank carries about 96 gallons. Heavier use burns faster; the 26 kW uses 3.63 gallons an hour at full load. Plan a refill on day two of any long outage.
Which generator size suits an Austin or Laredo model?
The model name does not set the size; your panel and your must-run list do. Central air, the refrigerator and an electric range are the big loads, and starting surges add more. A whole-house unit runs everything; a smaller unit with load management runs the essentials and brings the rest back in turn. An installer's load calculation settles it.
What upkeep does a Lynnhaven generator need in a long outage?
Generac asks for a shutdown every 24 hours, at least 30 minutes, to check and top off oil and clear the enclosure louvers. When running continuously above 85 F, it calls for an oil and filter change every 100 hours, about 1.9 quarts on 20 to 26 kW units. Over three weeks that adds up to about 494 run hours and roughly 5 oil changes.
