Home generators in Sunset Pointe

Sunset Pointe is the most wooded corner of District 5, with three golf courses and a 140-acre eagle preserve. A licensed local installer plans a generator that respects the woods and keeps your home running.

Sunset Pointe has the most wooded and wild setting in District 5. The official course pages say Cane Garden plays around a 140-acre eagle preserve ringed by oak hammocks, with bald eagle and burrowing owl nests in view; Heron runs through large oaks on Lake Miona's south shore; and Pelican plays over marsh and natural wetlands. Listings mention tree, woods and water views.

For a generator, the preserve edge is a firm boundary. Your equipment belongs on your own lot, and the District 5 manual wants it in the rear or side yard at least 2 ft from property lines. On a lot that backs onto the preserve, the rear line may be close to the house, which often makes a side yard the practical choice. Your installer works from the plat, not from where the lawn seems to end.

Trees bring their own checklist:

  • Limbs. Keep the unit clear of heavy overhanging branches. The Florida PSC found vegetation was the largest outage cause in Irma.
  • Roots. Plan the pad and the fuel trench to avoid cutting large roots.
  • Leaves and debris. Generac's continuous-use guidance asks owners to clear the enclosure louvers during long runs, and wooded lots shed more.

The noise page covers exhaust direction near quiet woods.

Have an installer mark a pad spot clear of the trees.

When Lake Miona's south shore goes dark for days

Sumter County's recent hurricane outages have been counted in days. After Milton, the county fell from 21,912 accounts out on Oct. 10, 2024 to 294 on Oct. 13 and zero on Oct. 14. Irma reached 38.9% of the county at its 2017 peak. Elsewhere in Florida, Hurricane Michael left Panhandle counties out for about 26 days, a reminder of how long a hard hit can last, not a forecast for Lake Miona.

Florida's emergency checklist plans for at least 7 days, and that is a sensible target here too:

  • Natural gas. If a Peoples Gas main reaches your home, the fuel keeps coming. A Generac 26 kW draws 188 cubic feet an hour at half load.
  • Buried propane. A 500 gallon tank, about 400 gallons at 80% fill, runs the same unit about 194 hours, roughly 8.1 days, at half load.
  • Above-ground propane. District 5 limits it to one tank of 120 gallons, about 47 hours. That needs a refill plan.

Oil sets the other clock. Generac asks for a shutdown every 24 hours to check oil and a change every 100 hours in continuous running above 85 F; Kohler's 26 kW asks for an oil check every 24 hours and a change every 150. Keep two oil changes on the shelf. The long-outage guide has the rest.

Build a week-long fuel and oil plan for your home.

Your approval path

Wooded lots are beautiful until a limb comes down, and a home with no backup waits on the line crews like everyone else.

  1. District 5 ARC application

Apply for the permanently affixed generator with a site plan of your lot lines, easements and the pad. On a preserve-backed lot, the plan should show where your lot ends.

  2. The manual's placement rules

Rear or side yard, at least 2 ft from property lines, not visible from Bailey Trail, Sunset Pointe Boulevard or any street, exhaust away from neighbors, screening no taller than the unit.

  3. Sumter County permits

After approval, your installer applies to Sumter County Building Services for the electrical permit and any fuel permit, and confirms the office for your address.

  4. Install and inspection

Pad, transfer switch, fuel line and unit go in, the county inspects, and the installer runs a full test.

Few villages have this much close by. Sunset Pointe lies on the south shore of Lake Miona, between CR 466 and CR 466A along Bailey Trail and Sunset Pointe Boulevard, just west of Lake Miona Regional Recreation on Buena Vista Boulevard. A resident's 2008 forum post put it 2.2 miles from Lake Sumter Landing Market Square. Three golf courses are inside the village: the 27-hole Cane Garden championship, with its hillside clubhouse at 1728 Bailey Trail, and the Heron and Pelican executive sister courses at 1261 Sunset Pointe Boulevard.

Sunset Pointe Recreation, a neighborhood adult pool, is at 1700 Bailey Trail. Lake Miona Regional has nautical yacht-club decor, a sports pool and the Black Lake Walking Path under a tree canopy, and SeaBreeze Regional and Allamanda Recreation are nearby. A resident wrote that the social club formed in mid-2005.

In a village this social, a home that keeps running after a storm can become a place to share: a working freezer, charged phones, a cool room for a neighbor who needs one. That is the self-reliance the generator buys, a calm household rather than a crisis. Keep it safe, though. CDC says portable generators belong outdoors at least 20 feet from windows and doors, which is one reason a permanent unit on an approved pad is easier to live with. The portable versus standby page compares both.

Ask for a setup that keeps your home ready to share.

Sunset Pointe homes and the District 5 generator rules

Sunset Pointe's homes date to 2004 and 2005 by MLS year built, on Cope Place, Bethune Way and elsewhere: single-family homes including the Corpus Christi model, and Colony patio villas, with a resident reporting only one villa community in the village. A 2005 Colony villa listing shows frame with vinyl siding and a shingle roof, and the other listings show shingle roofs.

All of them follow the District 5 ARC manual, revised 7/7/26. For a permanently affixed generator it asks for:

  • An Architectural Review application with a site plan of property lines, easements and the proposed work.
  • A spot in the rear or side of the home site, at least 2 ft from all property lines.
  • No view of the unit from the street, with any screening fence no taller than the generator.
  • Exhaust aimed away from neighboring properties.
  • A pad no larger than necessary, 2 ft from the lines.

Propane tanks may be underground or above ground; above ground means one tank of no more than 120 gallons, approved by the ARC, out of view and out of easements. Approvals stay valid for 9 months with one extension. The manual is silent on noise. Building permits are a separate step through Sumter County Building Services, and your installer confirms each rule and the office for your address. The permits page explains that side.

Can my generator go on the preserve side of my Sunset Pointe lot?

Only within your own lot lines. The District 5 manual requires the rear or side yard, at least 2 ft from property lines, out of view from the street, with exhaust away from neighbors. On preserve-backed lots the rear line can be close to the house, so a side yard is often the practical spot. Your installer marks the lines from the plat before filing.

Do trees around my home affect a generator install?

Yes. Keep the unit clear of heavy overhanging limbs, plan the pad and the fuel trench around large roots, and expect to clear leaves from the enclosure louvers, which Generac asks owners to do during long runs. The Florida PSC found vegetation was the largest outage cause in Irma, so trees also shape how long an outage may last.

How long would a generator run in Sunset Pointe on propane?

It depends on the tank. A 120 gallon above-ground tank, the most District 5 allows above ground, runs a Generac 26 kW about 47 hours at half load. A buried 250 gallon tank gives about 4.0 days and a 500 gallon tank about 8.1 days, if NFPA 58 setbacks and easements leave room. Natural gas, where available, needs no refills.

Will a standby generator bother the eagles or my neighbors?

Wildlife rules for home generators are not written into the manual, so ask the ARC if you have concerns about a preserve edge. For neighbors, the District 5 manual sets no decibel limit but requires the exhaust to point away from neighboring properties. A quieter model, a side-yard spot and a midday exercise schedule are the usual courtesies.

Is Sunset Pointe in Sumter County for permits?

Yes. Sunset Pointe is in District 5, created by Sumter County ordinance, in unincorporated Sumter County. Permits for the transfer switch, wiring and any gas or propane line normally come from Sumter County Building Services, after ARC approval. Your licensed installer pulls the permits, schedules the inspection and confirms the office for your address.
