Home generators for Well Point
Well Point has the largest share of cottage homes and patio villas in the Eastport area, many on interior lots. A generator here starts with one question: where does it fit outside the easements?

Well Point was introduced August 29, 2024, and its earliest resale closings date to October 29, 2024. It is still growing: Kristen Villas released in September 2026 and Well Point Cottage Homes on October 19, 2026.
The village leans toward smaller homes. Listings include Pebble Beach, Sun Kissed, Tide Pool and Paradise Found cottage homes, Well Point West Cottage Homes that come fully furnished, Well Point Cottage Villas East and West, Kristen, Tim, Charity and Sophie's Point patio villas, Isabella Garden Villas, bungalow villas, the Well Point Verandas South, and designer and premier homes. Of 103 listings, 84 are frame with vinyl siding.
Most lots are interior or back to a wall, and one resale has a pond setting on Zach Court. On a small villa lot the space outside the easements can be a few feet of side yard. The developer manual says:
- No generator in any dominant or servient use easement. The manual's appendices diagram the villa and veranda easements.
- No vertical construction in any developer, city or county setback.
- The unit has to be in scale with the lot, in the manual's words consistent with the size of the lot.
That last line favors a right-sized unit. Many cottage and villa owners here choose a smaller generator that covers cooling, the refrigerator and medical needs rather than every circuit. Your installer reads your plat, checks the manufacturer's clearances and shows you the options that fit. See the villa generator guide and sizing guide.
Have your installer map the legal spot on your Well Point lot.
Why most Well Point homes need a buried tank, and when that is hard
The District 13 to 16 developer manual sets propane by home type, and in Well Point that rule touches most addresses:
- Cottage homes and patio villas: the propane tank must be underground, outside utility and use easements.
- Cottage villas, courtyard villas and verandas: a buried tank or one above-ground tank of up to 120 gallons, out of sight from the road and neighbors.
- Isabella Garden Villas and bungalow villas: the manual's propane list does not name these types, so ask the ARC which rule applies before you buy a tank.
A buried tank must also meet the fire code. A fire marshal summary of NFPA 58 keeps an underground tank at least 10 feet from the building and from a buildable property line. A 120 gallon tank is roughly 24 inches by 5 feet 6 inches, per the Propane Education and Research Council, and the hole is larger. On an interior lot that backs to a wall, that space may not exist.
What that means in hours, using a Generac 26 kW at half load (2.06 gallons an hour, tanks filled to 80%): 120 gallons gives about 47 hours, 250 gallons about 97 hours. A smaller unit on a light load stretches those figures further.
If no tank spot works, natural gas is the other route where a service line exists. District 15 gas service has not been mapped, so the installer checks the address. Read propane tank limits.
Your approval path
A small home loses its cool fast in September, and an empty seasonal home can sit without power for days before anyone notices.
Find the legal spot
The District 13 to 16 developer manual bars generators in villa dominant or servient easements and in any setback. Its appendices diagram those easements, so the installer starts with your plat.
Developer ARC application
A permanently affixed unit needs an application. It must sit rear or side, out of street view, sized to the lot, with exhaust away from neighbors and any fence no taller than the unit.
Tank by home type
Cottage homes and patio villas need a buried propane tank. Well Point Cottage Villas East and West may use one above-ground tank up to 120 gallons. Ask the ARC which rule covers an Isabella Garden Villa or a bungalow villa.
Permit and inspection
Sumter County Building Services issues permits for the City of Wildwood. The installer files, builds to the plan and schedules the inspection.

Because Well Point West Cottage Homes come fully furnished, some owners here split the year. A seasonal home has a different outage risk: nobody is there to notice.
- An automatic transfer switch senses the outage and moves the home to the generator without anyone present, then switches back when utility power returns.
- That keeps the refrigerator, freezer and air conditioning running. The FDA says a closed refrigerator holds food about 4 hours and a full freezer about 48 hours.
- A neighbor or service provider should still walk the house after a storm and check the oil if the unit ran for days.
Full-time residents get the same benefit in a different form: the generator is running before you find the flashlight. If you leave for the season, tell your installer, so the plan covers remote checks and a fall tune-up. Learn how the automatic transfer switch works.

Oil, refills and a three-week plan on a small Well Point lot
Most outages here have been days, not weeks. After Milton, Sumter County reached zero accounts out on October 14, 2024, about four days after the peak. But long cases have happened elsewhere in the Southeast: about 26 days in Panhandle counties after Michael, about four weeks in Lee County after Ian. A plan for three weeks costs little and covers both.
Three weeks is about 494 run hours. Here is what that asks of a Generac air-cooled unit:
- Daily stop. After every 24 hours of continuous running, shut down at least 30 minutes, top off oil, check the fuel lines and clear the louvers.
- Oil changes. Every 100 hours when running continuously above 85 F, so about five changes in three weeks. Units of 20 to 26 kW take about 1.9 quarts of 5W-20 per change.
- Fuel. A 120 gallon tank gives about 47 hours at half load on a 26 kW, so a three-week run on propane means repeated deliveries. Remember that after Irma, propane came into Florida only by truck for about a week.
Load management stretches every gallon. At full load the same unit burns about 3.63 gallons an hour, about 87 gallons a day. Holding the house near half load nearly halves that. Keep a small shelf of oil, filters and a funnel, and set up the refill plan with your propane supplier before June. More in maintenance for long outages and fuel and runtime.

Get my estimateCan a Well Point patio villa have a generator at all?
Usually, if a spot exists outside the villa easements and setbacks and out of street view. The District 13 to 16 developer manual bars generators in dominant or servient easements and asks for a size consistent with the lot. The harder part is often the buried propane tank the manual requires for patio villas. Your installer checks both before quoting.
Do Well Point Cottage Villas need a buried propane tank?
Not necessarily. The developer manual lets cottage villas, courtyard villas and verandas use a buried tank or one above-ground tank of up to 120 gallons, hidden from the road and neighbors. Cottage homes and patio villas must use a buried tank. The Isabella Garden Villas are not named in the manual's list, so the ARC confirms their rule.
Will the generator start if I am up north when a storm hits?
Yes. A standby generator with an automatic transfer switch senses the outage, starts on its own and powers the home, then returns to utility power when it comes back. It still needs fuel and oil checks on a long run, so arrange for a neighbor or service provider to look in after a storm.
How many oil changes does a long outage take?
Generac asks for a shutdown of at least 30 minutes every 24 hours to check oil, and an oil change every 100 hours when the unit runs continuously above 85 F. A three-week outage is about 494 run hours, or roughly five oil changes. Kohler's 26 kW manual asks for an oil check every 24 hours and a change every 150 hours.
Who approves a generator in Well Point?
Two bodies. The developer-administered ARC for Districts 13 to 16 approves placement and the tank. Sumter County Building Services issues the building and gas permits for the City of Wildwood and inspects the work. Your installer prepares the site plan, files both and confirms current requirements for your address before work starts.
