Generators for Moultrie Creek homes

Moultrie Creek was the first Eastport-area village, and its homes are only a couple of years old. Here is how a standby generator fits a lot here, what fuel the developer manual allows, and how long it can really run.

Moultrie Creek is the village that holds the Shallow Creek Championship course, 18 holes and par 70, officially listed as in The Village of Moultrie Creek at 8007 Landstone Blvd. The Villages describes the course as surrounded by mature pines and oaks, wetlands and a 31-acre eagle preserve. Some homes face its fairways, such as resales on McMurtrie Loop. Most other lots are new builds with young landscaping.

That setting shapes where a standby generator can sit:

  • The street test. The District 13 to 16 developer manual asks for a rear or side location that is not visible from the street. On a golf-front lot the rear often faces the course, so ask the ARC how it views a unit seen from the fairway.
  • Screening that is honest. A fence may screen the unit but can be no taller than the generator. With young plantings, a low fence or shrubs that will fill in is usually the plan.
  • Exhaust and neighbors. The manual says exhaust must point away from neighboring properties. On a curved street that can decide which side yard works.
  • No vertical work in setbacks. The manual bars vertical construction in any developer, city or county setback, and some deed restrictions add their own.

The manual does not address noise, and it states no fixed 2 foot distance the way the older district manuals do. Your installer measures the actual lot, checks the plat for easements and drafts a placement the ARC can approve the first time. See how ARC approval works and what to expect on sound.

Precast concrete designer homes, frame cottages and the Moultrie Creek Verandas

Moultrie Creek mixes nearly every home style The Villages builds today. The designer line includes the Sunflower, Tall Pine, Loblolly, Mockingbird and Whispering Pine. There are premier homes, cottage homes, bungalow villas, Emerald, Topaz and Moonstone patio villas, courtyard villas, and the Moultrie Creek Verandas West, East and North with the Hillsdale model. A resale listing places a former Street of Dreams in the village.

The walls differ by type. Homefinder specs show designer, premier and veranda homes with precast concrete walls and a textured cement finish. Cottage homes, cottage villas and many patio villas are frame with vinyl siding. In recent resale listings, about half show the cement finish and most of the rest are frame and vinyl.

Why it matters for an install:

  • The transfer switch usually mounts near the electric meter, and wiring and the fuel line pass through or along an exterior wall. Concrete and frame walls are handled differently, so tell the installer your model.
  • Every manufacturer sets its own clearances from walls, windows and vents. Your installer follows the installation manual for the unit you choose.
  • Villa and veranda owners share walls and use easements. The developer manual's appendices diagram those easements, and a generator may not sit inside one.

The earliest original closings on current resales date to March 28 and 29, 2024, so most systems here would be first installs on young homes. That is a good moment: the yard is still easy to plan. Compare sizes in the sizing guide.

Your approval path

Wait until the next named storm is on the map and you may face the heat, a warming refrigerator and a long installer queue at the same time.

  1. Developer ARC application

Districts 13 to 16 use the developer-administered ARC manual (Version 4.20.26). A permanently affixed generator needs an application. It goes in the rear or side yard, out of sight from the street, with exhaust aimed away from neighbors and a size that suits the lot.

  2. Fuel and easements

The manual requires a buried propane tank for homes, cottage homes and patio villas. Courtyard villas and verandas may use one above-ground tank of up to 120 gallons. Nothing may sit in a villa dominant or servient easement.

  3. Sumter County permit

The City of Wildwood sends building permits to Sumter County Building Services. Gas permits ask for tank size, pipe size and length, appliance BTUs and a site plan. Your installer confirms the steps for the address.

  4. Install and inspection

After approval, the installer sets the pad, tank or gas line, generator and transfer switch, then the county inspects before the system goes into service.

Fuel is where Moultrie Creek differs most from older villages. The developer manual for Districts 13 to 16 says single-family homes, including cottage homes, and patio villas must use an underground propane tank, kept out of utility and use easements. Courtyard villas, verandas and cottage villas may choose a buried tank or one above-ground tank of up to 120 gallons, hidden from the road and neighbors.

Tank size sets your days of power. Tanks are filled to about 80%, and a Generac Guardian 26 kW burns about 2.06 gallons an hour at half load, per its spec sheet:

  • 120 gallon tank: 96 usable gallons, about 47 hours, roughly 1.9 days.
  • 250 gallon tank: 200 gallons, about 97 hours, about 4.0 days.
  • 500 gallon tank: 400 gallons, about 194 hours, about 8.1 days.

A buried tank has its own limit. A fire marshal summary of NFPA 58 puts an underground tank at least 10 feet from the building and from a buildable property line. A 250 gallon tank is roughly 30 inches by 7 feet 8 inches, per the Propane Education and Research Council. On a narrow lot that can be tight, so the installer and propane supplier confirm what fits.

Natural gas is the other path. TECO Peoples Gas is the main gas utility in The Villages, but gas service in District 15 has not been mapped, so the installer checks the address. Read more on tank limits and natural gas.

A three-week outage plan for a Moultrie Creek household

Recent local storms cleared fairly fast. After Milton, Sumter County outages fell to zero by the evening of Oct 14, 2024, about four days after the peak. Bigger storms elsewhere ran much longer: Michael left Panhandle counties out about 26 days in 2018, and Lee County waited about four weeks after Ian in 2022. A calm plan covers the longer case without assuming it will happen here.

Three pieces make a home keep running:

  1. Load management. A 26 kW Generac service-rated transfer switch can manage up to four air conditioning loads, and Smart Management Modules can shed other large loads. Running at half load instead of full nearly halves propane use, from about 3.63 to 2.06 gallons an hour.
  2. Refills. Start the season with a full tank and book a delivery plan before a storm. During Irma, trucks were the only way propane reached Florida for about seven days.
  3. Engine care. Generac asks for a shutdown of at least 30 minutes every 24 hours to check oil, and an oil change every 100 hours when running above 85 F. A three-week outage is about 494 run hours, roughly five oil changes. Keep oil and filters on the shelf.

The kitchen matters too. The FDA says a closed refrigerator keeps food cold about 4 hours and a full freezer about 48 hours. Florida's disaster checklist plans for at least 7 days of food and water. See the full long-outage guide and maintenance for long runs.

Can a generator sit behind my home on the Shallow Creek course?

Often, yes. The District 13 to 16 developer manual allows a permanently affixed generator in the rear or side yard if it is not visible from the street, any fence is no taller than the unit, exhaust points away from neighbors, and it stays out of easements and setbacks. Because a golf-front rear faces the course, your installer asks the ARC how it treats that view before you commit.

Do Moultrie Creek patio villas need a buried propane tank?

Yes, under the current developer manual. It requires underground propane tanks for single-family homes, including cottage homes, and for patio villas. Courtyard villas, verandas and cottage villas may use a buried tank or one above-ground tank of up to 120 gallons. A buried tank also has to meet NFPA 58 setbacks, so the installer confirms the spot on your lot.

Is natural gas available in Moultrie Creek?

It depends on the street. TECO Peoples Gas is the main natural gas utility in The Villages, but no public map shows gas mains in District 15. Your installer looks for a gas meter or service line at the house and checks with the utility. If gas is there, a 26 kW Generac uses about 188 cubic feet an hour at half load.

Who issues the permit for a generator in Moultrie Creek?

Moultrie Creek is in the City of Wildwood, and Wildwood outsources building permits to Sumter County Building Services. ARC approval comes first, then the county permit and inspection. A gas permit asks for tank size, pipe size and length, appliance BTUs and a site plan. Your installer handles the filings and confirms the current steps for your address.

What does a whole-home generator cost in Moultrie Creek?

PowerOutage.us puts a typical Florida whole-home install at about $7,000 to $15,000. A buried propane tank, a long gas run or load management can move your number. The only firm figure is the written quote from the installer after the free in-home estimate, and you decide from there with no obligation to buy.
