Oak Hollow home generators

Oak Hollow wraps the west side of the Woodlands Championship course, with golf, water and preserve behind many homes. Here is how the developer ARC rules apply to those lots and how to plan for a long outage.

Oak Hollow is in District 15, so it uses the developer-administered ARC manual for Districts 13 to 16, Version 4.20.26. Only a permanently affixed standby unit needs an application, not a portable one, and it has to pass four tests:

  1. Rear or side of the home site. Front yards are out.
  2. Not visible from the street. Screening is allowed, but a fence can be no taller than the generator.
  3. Sized to the lot. The manual says the generator's size must be consistent with the size of the lot.
  4. Outside easements and setbacks. No placement in a dominant or servient use easement, and no vertical construction in any developer, city or county setback.

One more line matters for golf streets: exhaust must point away from neighboring properties. Oak Hollow's streets, including Craig Court where the recreation center sits, follow the course, so the side yard that hides the unit from the street may face a neighbor. The installer sorts that out on paper first.

The manual sets no 2 foot property-line distance and does not address noise. It does say some deed restrictions carry their own setbacks, so read yours. For the propane tank, homes and patio villas need a buried tank, while cottage villas and verandas may use an above-ground tank of up to 120 gallons. Your installer submits a site plan that answers every test. The ARC approval page walks through the process.

Golf, water and preserve behind the house on the Woodlands west side

Oak Hollow wraps the west side of the Woodlands Championship course, 18 holes and par 72, between Marsh Bend Trail and Corbin Trail. The Woodlands clubhouse is on Craig Court. Official pages describe homesites with golf and water views. Some Landen Villas and Verandas North sites have preserve views, Verandas South has lake views, and a resale on Denise Drive is championship golf-front with water and preserve behind it.

One honest note: the name is not a promise of big oaks. Official pages describe golf, water and preserve views, not mature oak stands, and most lots are new with young landscaping.

What a golf, water or preserve view means for a generator:

  • The back yard is the view. The manual's test is the street, but golfers and neighbors see the rear. Many owners pick a side yard and a low screen.
  • Young plantings. A fence no taller than the unit, or shrubs that will fill in, does the screening.
  • Water and preserve edges. Easements and setbacks often run along those edges, so the buildable strip can be narrower than it looks.
  • Buried tank spacing. NFPA 58, as summarized by a fire marshal, keeps an underground tank at least 10 feet from the building and a buildable property line.

Your installer walks the lot with the plat in hand and shows you the spots that pass. More on sound and neighbors.

Your approval path

A new home on the course can still sit hot and dark for days while crews work through the county, and the sizing and approval steps take weeks to arrange.

  1. Four placement tests

Under the District 13 to 16 developer manual, the unit sits rear or side, cannot be seen from the street, is sized to the lot, and stays out of villa easements and setbacks.

  2. Screening and exhaust

A fence may screen the unit but no taller than it, and exhaust must point away from neighboring homes, which matters on curved golf-course streets.

  3. Tank or gas line

Designer, premier and cottage homes and the Aiden and Daila patio villas need a buried propane tank. Oak Hollow Cottage Villas and the Verandas may use an above-ground tank up to 120 gallons. If gas service exists, the installer confirms meter capacity.

  4. County permit, then install

Sumter County Building Services permits work for the City of Wildwood. After the permit, the installer builds and the county inspects.

Two weeks without the grid: an Oak Hollow runtime plan

Recent storms cleared fairly quickly in Sumter County. Irma's county peak in 2017 was 38.9% of accounts, and statewide outages took about ten days to fall below 1%. Milton's Sumter outages reached zero about four days after the 2024 peak. Elsewhere, Michael and Ian left areas out for weeks. A two-week plan is a sensible middle.

Start with the fuel math for a Generac 26 kW at half load, 2.06 gallons an hour, tanks filled to 80%:

  • 120 gallons: about 47 hours.
  • 250 gallons: about 97 hours, 4.0 days.
  • 500 gallons: about 194 hours, about 8.1 days.

Two weeks is 336 hours, so even a 500 gallon buried tank needs a refill partway, if the lot can hold one. That is why the plan has three parts: a right-sized unit, load management so the house runs near half load instead of full (about 3.63 gallons an hour), and a delivery arranged before the season.

If the home has natural gas service, the picture changes. Peoples Gas reported that fewer than 1% of its customers had a gas interruption in the 2024 storms. A 26 kW unit uses about 188 cubic feet an hour at half load, and the utility checks the meter and regulator. Gas mains in District 15 have not been mapped, so the installer confirms. Heat, oxygen and medicine for Oak Hollow households

Oak Hollow homes closed from mid 2025, with the earliest original resale closings on June 24 and July 2, 2025. Its recreation center, opened in October 2025 at 1637 Craig Court, includes a neighborhood postal station. Mail-order prescriptions may arrive there, but the care they support still needs power at home: a refrigerator for some, a concentrator or CPAP for others.

The local numbers explain why medical planning comes first. HHS emPOWER counts 2,478 Sumter County Medicare members on power-dependent equipment as of October 2026, 577 of them receiving oxygen services.

  • Utility programs have limits. SECO Energy says medically necessary accounts get no priority once named-storm restoration begins. Duke Energy Florida has its own medically essential program; check which utility is on your bill.
  • Registries are not rescue. The Florida Special Needs Registry, used in Sumter County, says registration does not guarantee help or a shelter space and asks people to plan for at least 72 hours on their own.
  • Heat is a medical issue. The CDC says adults 65 and older should stay in air conditioning as much as possible in very hot weather and not depend on a fan.

An oxygen concentrator such as the Philips EverFlo averages about 350 watts. Add a refrigerator and one cooling zone and you have a clear core load. Our medical backup power guide lists more devices.

Can my Oak Hollow generator face the Woodlands course?

The developer manual's placement test is the street: rear or side yard, not visible from the street, with exhaust away from neighbors and no placement in easements or setbacks. A unit at the rear may be visible from the course, so ask the developer ARC how it views that. Many golf-front owners choose a side yard with a low screen.

Do Oak Hollow Verandas allow an above-ground propane tank?

The current developer manual says yes. Verandas, courtyard villas and cottage villas may use one above-ground tank of up to 120 gallons, hidden from the road and neighbors, or a buried tank. Designer, premier and cottage homes and patio villas such as the Aiden and Daila must use a buried tank outside easements.

Does the name Oak Hollow mean big trees over my generator?

Not necessarily. Official pages describe golf, water and preserve views rather than mature oak stands, and most Oak Hollow lots are new with young landscaping. If your lot does have overhanging trees, ask the installer about limbs, leaves on the intake louvers and roof runoff near the pad.

Can natural gas run a generator in Oak Hollow?

Only if the home has a gas service. TECO Peoples Gas is the main gas utility in The Villages, but no public map shows District 15 mains. Where gas exists, a 26 kW Generac uses about 188 cubic feet an hour at half load, and Peoples Gas asks to be told about new standby units so it can check the meter.

What does a standby generator cost for an Oak Hollow home?

The PowerOutage.us cost guide shows about $7,000 to $15,000 for a typical Florida whole-home install. A buried propane tank, the distance to the meter and load management add or subtract. Your installer gives a written quote after the free in-home estimate, and the decision stays yours.
