Generators for new Lakeview homes
Lakeview's first verandas are just finishing near Eastport Town Center. New owners can plan a generator now, starting with the home type, the tank rule that goes with it and the loads that matter most.

Lakeview is named for its sweeping views of Central Lake. It sits on the west and southwest side of the lake, just north of Central Parkway and west of Eastport Town Center, around the Bellaire Executive course. Designer homesites released in January 2026, the village page went up January 27, 2026, and the Lakeview Eastport Verandas, with Hillsdale and Ottawa models, followed in June 2026.
What is confirmed so far is modest. Four new veranda listings, ordered February and March 2026, carry finished-home photos, including one on Leanna Court. There are no resales yet. Those listings show precast concrete walls with a textured cement finish and Landmark designer shingles. The current listings are interior sites backing to a wall, and the listing photo shows young plantings and no mature trees.
What that means for a new owner:
- Veranda walls and easements. Verandas share walls, and the developer manual's appendices diagram the veranda use easements. A generator may not sit in a dominant or servient easement.
- A wall at the back. On an interior site that backs to a wall, the usable space is usually a side yard, which makes the manual's size-consistent-with-the-lot rule real.
- A clean slate. With young landscaping, now is the easiest time to choose the spot.
Designer homes on Lakeview homesites will have more yard but the same rules. Read the villa and veranda guide.
An above-ground tank for a Lakeview veranda, a buried one for a designer home
The developer manual for Districts 13 to 16 gives Lakeview two different fuel answers:
- Lakeview Eastport Verandas may use a buried propane tank or one above-ground tank of up to 120 gallons, not visible from the road or neighbors and outside easements.
- Designer homes, like all single-family homes and patio villas under this manual, must use an underground tank outside utility and use easements.
Here is what those sizes mean with a Generac 22 or 24 kW at half load, about 2.53 gallons an hour: a 120 gallon tank, filled to about 80%, runs it roughly 38 hours. A Generac 26 kW at half load, 2.06 gallons an hour, gets about 47 hours from the same tank. A veranda often needs less than a full-size unit, and a smaller generator on a light load stretches that tank further.
A buried tank on a designer lot carries more, about 97 hours from 250 gallons, but NFPA 58, in a fire marshal's summary, keeps it at least 10 feet from the building and from a buildable property line.
Natural gas has not been confirmed in Lakeview. TECO Peoples Gas is the main gas utility in The Villages, and the installer checks the address. If gas is there, Peoples Gas asks to be told about a new standby generator so it can review the meter and regulator. More on tank limits.
Your approval path
A brand-new home has no history of storms, and the first one is a hard time to discover which outlets the oxygen concentrator and refrigerator really need.
Home type and fuel
Lakeview Eastport Verandas may use a buried tank or one above-ground tank up to 120 gallons under the developer manual. Designer homes on Lakeview homesites need a buried tank.
Developer ARC placement
The District 13 to 16 manual asks for a rear or side location, not visible from the street, sized to the lot, outside veranda easements and setbacks, with exhaust aimed away from neighbors.
Sumter County permit
Sumter County Building Services issues permits for the City of Wildwood. Gas permits ask for tank size, pipe size and length, appliance BTUs and a site plan.
Install and inspection
The installer builds to the approved plan and the county inspects before the system goes live.

Blanchard Recreation, Hotel Eastport and the town center after a storm

Get my estimateLakeview is the residential village closest to the Eastport Town Center shops and Hotel Eastport. It is home to Blanchard Recreation, the hot-air-balloon themed village center with a family pool, officially in The Village of Lakeview at 1512 Craig Court. Lakeview Recreation, a neighborhood adult pool with a postal facility at 1654 Neil Way, lists hours but its official page still carries soon-to-come text. Bellaire Executive, 9 holes and par 27, sits at 7028 Beebe Court.
Being steps from a town center is a pleasure, but after a hurricane none of it is a guaranteed refuge. Restaurants, the hotel and recreation centers decide their own hours, and the Sumter County special needs shelter is at the Gloria Rowe Hayward complex in Sumterville, not in Eastport.
Water is the quiet part of the plan. Lakeview, like all of Districts 15 and 16, gets water from Gibson Place Utilities, a privately owned system. The District issues precautionary boil water notices after line breaks, plant problems or a shutoff and restart; you boil for one minute, and clearing a notice usually takes about two days of lab sampling. A home with power can boil water, run the refrigerator and stay cool through that wait.
Florida's disaster checklist calls for at least 7 days of food and one gallon of water per person per day. Your generator plan is the other half of that week. See the long-outage guide.
Medical continuity for Lakeview owners in ZIP 32162
Lakeview's new veranda listings carry The Villages ZIP 32162. In HHS emPOWER data for October 2026, 1,101 Medicare members in that ZIP rely on power-dependent medical devices, out of 40,096. Across Sumter County the count is 2,478, with 577 receiving oxygen services.
If someone in your home is one of them, three facts shape the plan:
- No utility guarantee. SECO Energy's Medically Necessary Service needs physician paperwork and annual renewal, and SECO says these accounts are not prioritized during named-storm restoration. Duke Energy Florida runs its own program; check your bill.
- The registry is a backstop. Sumter County special needs registration runs through the Florida Department of Health at snr.flhealthresponse.com. The state says registration does not guarantee a shelter space and asks people to be self-sufficient for at least 72 hours.
- Heat counts. The CDC says adults 65 and older should stay in air conditioning in very hot weather rather than rely on a fan.
The loads are small and knowable: about 350 watts on average for a Philips EverFlo concentrator, about 750 watts running for a refrigerator with a start near triple that, and roughly 3.2 kVA running for a 3 ton air conditioner. Your installer builds the circuit list around those, and the FDA notes a closed refrigerator only holds food about 4 hours without power. Read medical equipment backup power.

Get my estimateCan a Lakeview Eastport Veranda have a standby generator?
Usually, if there is a spot outside the veranda dominant and servient easements and out of street view. The District 13 to 16 developer manual also asks for a size consistent with the lot and exhaust aimed away from neighbors. On interior sites that back to a wall, a compact unit in a side yard is the common answer. The developer ARC decides.
What propane tank can a Lakeview veranda use?
The developer manual lets verandas use a buried tank or one above-ground tank of up to 120 gallons, hidden from the road and neighbors and outside easements. That tank holds about 96 usable gallons, about 38 hours on a Generac 22 or 24 kW at half load or about 47 hours on a 26 kW. Designer homes must use a buried tank.
Are there resale homes in Lakeview yet?
Not as of late October 2026. Four new veranda listings with finished-home photos confirm that homes are being completed, and designer homesites have been on sale since January 2026. Because the village is so new, owners here are usually planning a first generator rather than replacing one.
Does Lakeview have natural gas for a generator?
It depends on your street. TECO Peoples Gas is the main natural gas utility in The Villages, and PSC filings show the City of Leesburg has served some newer Villages areas. Your installer checks the address and, if gas exists, the meter capacity.
Will SECO restore my power first if I use oxygen?
Not during a named storm. SECO Energy says its Medically Necessary Service flags accounts for crews only when emergency storm restoration is not in effect; during a named storm, shelters, hospitals and government facilities come first. SECO suggests a backup generator, evacuating or a county shelter. Duke Energy Florida customers should check Duke's own program.
