LaGrange is still being built on the shore of Central Lake. If you are buying here, you can plan a standby generator now, with an honest view of what is known and what is not yet.

LaGrange is the newest part of District 15, and it is moving fast. The Villages introduced it September 11, 2025. Designer and premier homesites followed December 12, 2025, then LaGrange Cottage Homes on February 20, Kim Villas on March 24, Lisa Villas on April 23 and the LaGrange Verandas South on May 8, 2026. LaGrange Recreation, with an adult pool, bocce, shuffleboard, corn toss and a pavilion, opened March 23, 2026 at 1374 LaGrange Loop.

What a new village means for your plan:

  • Finished homes. As of late October 2026 the homefinder showed no LaGrange resales, so most owners are buying new.
  • Construction specs. Nearby Eastport villages pair precast concrete walls with designer, premier and veranda homes and frame with vinyl siding with cottage homes. Your installer checks your home's walls at the visit.
  • Natural gas. Your installer checks whether a gas main reaches your street.

None of that stops you from planning. A generator plan needs your home type, your homesite plat, the loads you care about and the developer manual. If you are under contract, you can have that conversation now and act as soon as the home is yours. Start with how it works.

Start your LaGrange generator plan before move-in.

The developer ARC rules a LaGrange buyer should read before closing

LaGrange is in District 15, so its homes follow the developer-administered ARC manual for Districts 13 to 16, Version 4.20.26 dated April 20, 2026. That manual, not the older district manuals, sets the generator rules here.

For the generator itself:

  • An application is needed only for a permanently affixed unit. Portable generators need none.
  • The unit goes in the rear or side of the home site and must not be visible from the street.
  • Its size must be consistent with the size of the lot.
  • It may not sit in a villa dominant or servient easement, and no vertical construction is allowed in setbacks.
  • A screening fence can be no taller than the generator, and exhaust must point away from neighbors.

For propane, the manual splits by home type. Designer, premier and cottage homes and the Kim and Lisa patio villas must use an underground tank, outside utility and use easements. Verandas, courtyard villas and cottage villas may use a buried tank or one above-ground tank of up to 120 gallons, hidden from the road and neighbors.

Two gaps worth knowing: the manual states no 2 foot property-line distance, and it does not address noise. Your deed restrictions may add Declarant setbacks, so ask for them at closing. The installer reads all of it before drawing a site plan. See the ARC approval guide.

Have an installer read your LaGrange plat and deed restrictions.

Your approval path

Leave the generator until after move-in and you may be planting around the one spot a pad and buried tank could have gone.

  1. Confirm your home type

LaGrange offers designer and premier homesites, LaGrange Cottage Homes, Kim and Lisa patio villas and the LaGrange Verandas South. The developer manual's fuel rules depend on that type, so start there.

  2. Developer ARC application

Under the District 13 to 16 developer manual, a permanently affixed generator goes rear or side, out of street view, sized to the lot, outside villa easements and setbacks, with exhaust away from neighbors.

  3. Tank or gas service

Homes, cottage homes and patio villas need a buried propane tank. Verandas may use one above-ground tank up to 120 gallons. Gas service has not been confirmed for LaGrange, so the installer checks.

  4. Permit, install, inspection

Sumter County Building Services permits work in the City of Wildwood. After approval and the permit, the installer builds and the county inspects.

LaGrange is the village on Central Lake itself. The Villages places it between the lake and the Woodlands Championship course, next to Eastport Town Center, with homesites offering golf and lake views. The 1.28-mile Nadine Trail runs along Central Lake, and the Verandas South have some Woodlands golf views. Olympia Recreation is just around the corner.

A lake or golf view shapes generator placement:

  • The view side is the rear. The manual allows rear or side placement, but on a lake-view homesite many owners keep the rear clear and choose a side yard.
  • Shoreline edges. Easements and setbacks often run along water and golf edges, which can narrow the buildable strip.
  • Buried tank room. Under NFPA 58, as a fire marshal's handout summarizes it, a buried tank needs at least 10 feet from the house and from a buildable property line. A 250 gallon tank is roughly 30 inches by 7 feet 8 inches.
  • Sound across water. The manual does not address noise, but open water carries sound, so aim the exhaust and the unit's louder side away from the lake and neighbors.

The advantage of buying early is that the yard is a blank page. Before landscaping, irrigation and any lanai additions go in, your installer can mark the pad and tank location so nothing else lands there. Read about noise and hurricane backup power.

Mark the generator spot on your LaGrange lot early.

Propane or gas for LaGrange: the tank math for your first hurricane season

Because a new street may not have a gas main yet, most buyers should plan as if the home will run on propane, and treat natural gas as a bonus if the installer finds it.

The propane numbers, for a Generac Guardian 26 kW at half load (2.06 gallons an hour, tanks filled to about 80%):

  • 120 gallons, the above-ground limit for verandas: 96 usable gallons, about 47 hours, about 1.9 days.
  • 250 gallons buried: about 97 hours, about 4.0 days.
  • 500 gallons buried: about 194 hours, about 8.1 days.

At full load the same unit burns about 3.63 gallons an hour, about 87 gallons a day, so load management matters as much as tank size. The Propane Education and Research Council adds that buried tanks see steadier soil temperatures, which steadies vapor output.

If gas service does reach your home, TECO Peoples Gas is the main gas utility in The Villages, though PSC filings show the City of Leesburg has also served new Villages areas in Sumter County. Either way, the utility checks the meter and regulator, and a 26 kW unit uses about 188 cubic feet an hour at half load.

Then book the first fill and a refill plan with a propane supplier before June. In 2017, Irma left trucks as the only way to move propane into the state for about seven days. Compare fuels in gas vs propane.

Can I plan a generator before my LaGrange home closes?

Yes. An installer can review your home type, homesite plat and the loads you need, and sketch where a pad and tank could go under the developer manual. The ARC application and the Sumter County permit are filed once you own the home. Planning early keeps landscaping and lanai work away from the spot.

Does a LaGrange cottage home need a buried propane tank?

Yes, under the current District 13 to 16 developer manual. It requires underground propane tanks for single-family homes, including cottage homes, and for patio villas such as the Kim and Lisa Villas. Verandas may instead use one above-ground tank of up to 120 gallons. A buried tank must also meet NFPA 58 spacing.

Is natural gas available in LaGrange?

It depends on your street. TECO Peoples Gas is the main natural gas utility in The Villages, and the City of Leesburg has served some newer areas. Your installer checks the address. Until then, plan the generator around propane and treat gas as an option if it turns up.

Are there any finished homes in LaGrange yet?

Yes, homes are being built and sold new. As of late October 2026 the homefinder showed no LaGrange resales yet. LaGrange Recreation opened March 23, 2026, and homesites, cottage homes, villas and verandas have all been released, so you can plan a generator as soon as your home is under contract.

Who issues the generator permit for LaGrange?

Sumter County Building Services, on behalf of the City of Wildwood, which outsources its building department to the county. Developer ARC approval comes first. For gas work the county wants the tank size, pipe size and run length, appliance BTUs and a site plan. Your installer files and schedules the county inspection.
