Edenfield home generators

Edenfield is mostly premier and designer homes around the Woodlands Championship East Nine. Bigger homes ask more of a generator, and the developer manual decides how the fuel gets there.

Edenfield is the most upscale Eastport-area village by resale stock. Its premier homes include the Sanderling, Egret, Kingfisher and St. Lawrence II, its designer homes the Warbler and Songbird, and Edenfield Run is the main street of the premier section. There are also Edenfield Cottage Homes, the Edenfield Verandas North, West and South, and Alivia, Staci, Alex, Jefferson and Kyle patio villas. Of 12 resales, 10 show precast concrete walls with a cement finish. Resales even advertise black gutters as an upgrade.

A larger home does not automatically need the largest generator. It needs the right one for what you want running. The big swing is cooling:

  • A Goodman 5 ton compressor runs near 5.7 kVA by its nameplate, but needs about 35.5 kVA to start.
  • A 3 ton unit runs near 3.2 kVA and starts near 20 kVA.
  • Two compressors starting together add up fast, so the order they start in matters.

Load management solves most of this. A Generac 26 kW service-rated transfer switch can manage up to four air conditioning loads with no added hardware, and Smart Management Modules can shed other large 240 volt loads such as a pool heater or range. Kohler and Cummins offer similar load control.

Your installer lists every major load in your plan, then shows you a whole-home option and a managed option side by side. Use the sizing guide to start.

Full load or half load: why Edenfield runtime depends on the plan

Edenfield homes are new. Designer and premier homesites released June 19, 2025, and the earliest original resale closings were November 24 and December 4, 2025 on Edenfield Run. That means no Edenfield home has yet lived through a major hurricane, and the plan is still yours to shape.

Runtime is where a big home's choices show. On a Generac Guardian 26 kW:

  • At full load it burns about 3.63 gallons of propane an hour, about 87 gallons a day.
  • At half load it burns about 2.06 gallons an hour.
  • Tanks fill to about 80%, so 250 gallons gives about 97 hours at half load and 500 gallons about 194 hours, about 8.1 days.

Run the whole house without limits and a tank lasts half as long. Keep two cooling zones, the kitchen, the refrigerator and the essentials on, and let load management hold back the rest, and the same tank buys days.

Long runs also need care. Generac asks for a 30 minute shutdown every 24 hours to check oil, and an oil change every 100 hours above 85 F. A three-week outage is about 494 run hours, roughly five changes. Long outages are not the local norm, Milton cleared Sumter County in about four days, but they happened after Michael and Ian elsewhere. See the long-outage guide.

Your approval path

A large home on full load can empty a small propane tank in about a day, so a generator bought without a load and fuel plan can stop when you need it most.

  1. Developer ARC placement

Edenfield follows the District 13 to 16 developer manual: a permanently affixed generator in the rear or side yard, not visible from the street, sized to the lot, with exhaust away from neighbors.

  2. Buried tank for homes

The manual requires an underground propane tank for premier, designer and cottage homes and patio villas. Edenfield Verandas may use an above-ground tank up to 120 gallons or a buried one.

  3. Gas permit details

Sumter County Building Services issues permits for the City of Wildwood. Gas permits ask for tank size, pipe size and length, appliance BTUs and a site plan with setbacks and easements.

  4. Install and county inspection

The installer builds to the approved plan, then the county inspects the electrical and gas work before the system goes live.

Championship golf-front lots on the Woodlands East Nine

The Villages describes Edenfield as surrounded by the Woodlands Championship East Nine, with homesites overlooking golf course and preserve views. Of 12 resale listings, 8 are golf-front and 4 are championship golf-front, several with water views. A home on Shoop Loop lists preserve and water views. Verandas North and South offer some preserve views.

That much frontage makes placement a design choice:

  • Street rule, course view. The developer manual requires a rear or side location not visible from the street. The rear faces the fairway on most of these lots, so many owners prefer a side yard.
  • Screen to the unit's height. A fence may screen the generator but cannot be taller than it. Landscaping softens the rest.
  • Exhaust direction. Exhaust must point away from neighboring properties, which on a premier street often decides the side.
  • Setbacks. No vertical construction is allowed in developer, city or county setbacks, and some deed restrictions add Declarant setbacks.

The manual does not address noise. Golfers pass close, and standby units also run short exercise cycles; Kohler's manual, for example, describes a 20-minute exercise on a weekly, bi-weekly or monthly schedule. Pick a quiet time and a side that sends sound toward the street, not the green. More in generator noise.

A 500-gallon buried tank in Edenfield: allowed, but will it fit?

For premier, designer and cottage homes and patio villas, the District 13 to 16 developer manual requires an underground propane tank, kept out of utility and use easements. The manual names no maximum size for a buried tank, so the limit comes from the lot and the fire code.

  • A 500 gallon tank is typically about 38 inches by 10 feet, per the Propane Education and Research Council.
  • A fire marshal summary of NFPA 58 keeps any underground tank at least 10 feet from the building and from a buildable property line.
  • The filling connection must sit at least 10 feet from ignition sources such as an air conditioning compressor.

Wider premier lots have a better chance of meeting those numbers than villa lots, but golf-front easements can still squeeze the space. Ferrellgas notes that underground tanks are generally customer owned, and a propane professional confirms whether a property qualifies.

Edenfield Verandas may instead use one above-ground tank of up to 120 gallons, hidden from the road and neighbors. That holds about 96 gallons, about 47 hours on a 26 kW at half load.

Natural gas is the alternative where service exists. TECO Peoples Gas is the main gas utility in The Villages, and PSC filings show the City of Leesburg has also served new Villages areas in Sumter County, so the installer confirms the provider and meter capacity. Compare gas and propane.

How big a generator does an Edenfield premier home need?

It depends on what you want running, not the square footage. Cooling is the big swing: a 5 ton compressor runs near 5.7 kVA but needs about 35.5 kVA to start. Many large homes use a 22 to 26 kW unit with load management that staggers air conditioners and sheds other big loads. Your installer measures your actual equipment.

Is there a size limit on a buried propane tank in Edenfield?

The developer manual for Districts 13 to 16 requires a buried tank for homes and patio villas but names no maximum size. The practical limits are NFPA 58, which keeps an underground tank at least 10 feet from the building and a buildable property line, and the easements on your lot. Your installer and propane supplier confirm.

How long will a buried 500 gallon tank run my generator?

About 194 hours, roughly 8.1 days, for a Generac 26 kW at half load, because the tank holds about 400 usable gallons at 80% fill. At full load the same unit burns about 87 gallons a day, so the tank lasts closer to four and a half days. Load management keeps you near the longer figure.

Will golfers on the East Nine hear my generator?

During an outage, possibly, and during its short scheduled exercise run. The developer manual does not address noise, but it does require exhaust aimed away from neighbors. Your installer can show the unit's published sound level, place it on the side that sends sound toward the street, and set the exercise run for a quiet time.

Do I need a Sumter County gas permit for an Edenfield generator?

Yes, when the work includes a propane tank or gas piping. Sumter County Building Services handles permits for the City of Wildwood, and its gas permit asks for tank size, pipe size and length, appliance BTUs and a site plan. Developer ARC approval comes first. Your installer files everything and books the inspection.
