Waters Edge home generators

Waters Edge is the closest residential village to Eastport Town Center, with water, preserve and some of the few mature oaks on Eastport homesites. Here is how a generator fits those lots and how long it can carry a home.

Waters Edge sits directly across Central Parkway from Eastport Town Center, on the south side. The Villages calls it just across from Eastport, and one listing puts a home a 3-minute walk away. Central Lake, Magnolia Plaza and Sawgrass Grove are close, and Waters Edge Recreation, the neighborhood adult pool at 7223 Barr Blvd, held its grand opening February 3, 2025. Saluki, Moultrie Creek and Olympia Recreation are nearby.

That closeness is a joy on a normal day. After a storm, it does not change much. Shops, restaurants and rec centers cannot promise to be open, and the line crews follow their own restoration order.

The fuel picture after big storms is the reason many owners skip the portable route:

  • On September 12, 2017, after Irma, about 43% of Florida gas stations were out of fuel, per GasBuddy data.
  • The EIA reported hundreds of Florida stations without fuel after Milton in 2024.
  • During Irma, propane reached Florida only by truck for about seven days.

A standby generator on a buried propane tank or a natural gas line skips the gas can entirely. It starts on its own and runs from fuel already at the house. Florida's disaster checklist asks households to plan for at least 7 days of supplies, and a fuel plan belongs on that list. Compare the options in portable vs standby.

Wilkins Run oaks, preserve views and the water side of the lot

Waters Edge is the most water-focused of the Eastport-area villages. Official pages stress water views and a neighborhood bordered by preserve and waterfront views. Resales describe waterfront homesites under the shade of majestic oak trees on Wilkins Run, and preserve plus water views on Crockton Place. Those waterfront lots are among the few Eastport homesites with existing mature oaks.

A lot that backs to water or preserve changes the placement conversation:

  • Rear or side, out of street view. The developer manual asks for exactly that. On a waterfront lot the rear yard is often the view you bought, so many owners choose a side yard.
  • Look up, too. Under mature oaks, ask the installer about overhanging limbs, leaf litter on the intake louvers and roof runoff onto the pad.
  • Buried tank space. A fire marshal summary of NFPA 58 keeps an underground propane tank at least 10 feet from the building and a buildable property line. Tree roots and water setbacks can narrow the options.
  • Exhaust and neighbors. Exhaust must point away from neighboring homes, which matters where lots curve around a pond.

The manual does not address noise, but a unit that faces the water carries sound across it. Your installer can show the unit's published sound level and angle it thoughtfully. More in generator noise.

Your approval path

Living a short walk from the town center does not bring the power back sooner, and a portable generator means fuel runs to stations that may be dry.

  1. Developer ARC first

Waters Edge is in District 15 under the District 13 to 16 developer manual. A permanently affixed generator needs an application and goes in the rear or side yard, not visible from the street, with exhaust aimed away from neighbors.

  2. Waterfront lot details

The unit's size must fit the lot, any screening fence can be no taller than the generator, and nothing may sit in a villa use easement or any developer, city or county setback.

  3. Propane tank rules

Designer, premier and cottage homes and the Tegan, Shayla, Joy and Addison patio villas need an underground tank. Michael courtyard villas and the verandas may use one above-ground tank up to 120 gallons or a buried tank.

  4. County permit and inspection

Sumter County Building Services permits work in the City of Wildwood. Your installer files, installs to the approved plan and books the inspection.

Propane at Waters Edge: what the Michael villas and the designer homes may use

Waters Edge has designer homes (Tall Pine, Oriole, Osprey, Eagle, Starling, Warbler), premier and cottage homes, Tegan, Shayla, Joy and Addison patio villas, Michael courtyard villas, bungalow villas and the Waters Edge Verandas East and West. The developer manual sorts fuel by that type:

  • Homes and patio villas: the propane tank must be underground, outside utility and use easements.
  • Courtyard villas, verandas and cottage villas: a buried tank or one above-ground tank of up to 120 gallons, hidden from the road and neighbors.

Here is what those tanks hold in hours. Tanks fill to about 80%. A Generac 22 or 24 kW uses about 2.53 gallons an hour at half load, so a 120 gallon tank runs it about 38 hours. A 26 kW at half load uses 2.06 gallons an hour, about 47 hours on 120 gallons and about 97 hours on a 250 gallon tank.

Tank size is not the only test. The Propane Education and Research Council notes that vapor output depends on air temperature, liquid level and whether the tank is buried, so your installer sizes the tank for delivery as well as storage.

Natural gas has not been mapped for District 15. If the house has gas service, Peoples Gas asks to be told about a new standby generator and whether its technician checked the meter and regulator. See gas vs propane.

Keeping a Waters Edge home cool through a long September outage

Most Waters Edge homes closed in 2025, with the earliest original resale closings on January 24, 2025. Many owners are new to Florida's late hurricane season, when outages can arrive in the hottest weeks of the year.

The CDC says people 65 and older are more prone to heat illness and should stay in air conditioning as much as possible rather than relying on a fan. The National Weather Service lists a body temperature above 103 F, confusion and hot red skin as heat stroke signs that need 911.

Air conditioning is the largest load in the house, so it drives the size of the system:

  • A Goodman 3 ton compressor runs near 3.2 kVA by its nameplate, but its locked-rotor start is near 20 kVA.
  • A 5 ton unit runs near 5.7 kVA and starts near 35.5 kVA.
  • Load management in the transfer switch can hold back other big loads while the compressor starts, which can allow a smaller unit.

If someone in the home uses oxygen, CPAP or refrigerated medicine, plan that circuit first. SECO Energy says it does not prioritize medically necessary accounts during named-storm restoration. Sumter County's special needs registration runs through the Florida Department of Health, which asks registrants to plan for at least 72 hours on their own. Read how to keep the AC running.

Can I put a generator on the water side of my Waters Edge lot?

Usually the rear or side yard is allowed under the District 13 to 16 developer manual, as long as it is not visible from the street, stays out of easements and setbacks, and aims exhaust away from neighbors. Many waterfront owners choose a side yard to keep the view. The installer drafts the site plan and the developer ARC approves it.

Can a Michael courtyard villa use an above-ground propane tank?

Under the current developer manual, courtyard villas, verandas and cottage villas may use one above-ground tank of up to 120 gallons, hidden from the road and neighbors, or a buried tank. That size runs a Generac 22 or 24 kW about 38 hours at half load. Your installer confirms the spot fits easements and NFPA 58 rules.

Is a portable generator enough for a Waters Edge home?

It can run a few cords, but it depends on gasoline, and about 43% of Florida stations were out of fuel on Sept 12, 2017 after Irma. Portables must run outdoors well away from windows and doors. A standby unit starts by itself and runs on fuel already at the house. Compare both on our portable vs standby page.

How long did the power stay out here after Milton?

Waters Edge homes were not yet built, but Sumter County as a whole peaked at 23.0% of accounts out on Oct 10, 2024, fell to 294 accounts by the evening of Oct 13 and reached zero on Oct 14, per Florida PSC reports. Larger storms elsewhere, such as Michael and Ian, kept some areas out for weeks.

Do I need a permit from Wildwood or Sumter County?

Both, in a sense. Waters Edge is in the City of Wildwood, which outsources its building department to Sumter County, so Sumter County Building Services issues the permit. Developer ARC approval comes first. Your installer files the permit, installs to the approved plan and schedules the county inspection.
