Home generators in the Village of Fernandina

Fernandina wraps around Bonifay Country Club, with designer homes, patio villas, a bungalow villa line and cottages built from 2012 to 2013. A licensed local installer places a generator that suits your lot and keeps your household steady through a long outage.

Bonifay Country Club is the center of Fernandina. Its 27 holes, the Destin, Fort Walton and Pensacola nines, run through the village with rolling terrain, elevation changes and water carries, and the clubhouse sits at 1035 Pinellas Place. The first two nines opened in fall 2011. Some homes front both golf and water: 1084 Allaire Loop is listed as water and golf front with a west-facing rear.

A golf or water view brings its own placement questions. The District 9 manual's visibility rule names the street: the generator must not be visible from it. A rear yard that faces a fairway is a different view, and golfers and neighbors across the water will see whatever sits there. Your installer can ask the ARC how it treats a golf-facing rear and set the unit tight to the house, behind shrubs no taller than the unit, so the view stays clean.

Rolling ground matters too. The pad must be level and no larger than necessary, and on a sloped lot the installer checks where stormwater runs before choosing a spot. The exhaust must point away from neighboring properties, which on a curving fairway edge can mean angling the unit.

Most Fernandina lots are interior sites, several backing to privacy walls, and 3 of 12 listings mention mature trees. Those lots usually have a simpler answer near the electric meter. Read about sound and placement before your visit.

Cabot Cove and Colony patio villas, a Durham bungalow and Iris or Gardenia designer homes

Fernandina's homes came in several waves. Homefinder records show a designer home on Killington Loop closing in February 2012, patio villas in Units 944 and 952 from August 2012 to April 2013, a Durham bungalow villa in Unit 941 in May 2013, and Unit 215 homes in early 2013. Designer models include the Iris, Gardenia, Elm and Allamanda. Cottages include the Seabreeze, and the patio villas are Cabot Cove and Colony models.

Construction follows the style. Designer homes are concrete block with a cement finish, some poured concrete. The bungalow villa is concrete block. Patio villas and cottages are frame with vinyl siding. Roofs are architectural shingles, and several were replaced in 2025 and 2026. On a frame wall, your installer plans how the transfer switch and conduit attach and seal; on block, it is a straightforward anchor.

Villas take the most planning. The District 9 manual bars any vertical structure in a courtyard villa's rear easements and its dominant or servient side easements, and its generator rules apply to homes, courtyard villas and patio villas alike. A patio villa may have a usable side yard; a villa backed to a privacy wall may have very little. Your installer checks the plat first.

Loads differ as well. A patio villa with one AC system may run well on a smaller unit with load management. A larger designer home with a pool pump or a second AC may want 22 to 26 kW. See the sizing guide and villa guide.

Your approval path

Put it off, and the next storm turns a golf-view home into a hot one with a refrigerator on the clock.

  1. Apply under the District 9 manual

The July 2026 District 9 manual requires an ARC application for a permanently affixed generator, placed in the rear or side yard, 2 feet off all property lines, out of view from the street, with the exhaust aimed away from neighbors.

  2. Show the pad, screening and any tank

The site plan shows property lines, easements and a pad no larger than necessary. Screening may be no taller than the unit. An above-ground propane tank needs approval and is limited to one tank of 120 gallons or less.

  3. Sumter County permits

Your installer then files the electrical and any gas permit with Sumter County Building Services (verify by address).

  4. Install and inspection

The installer sets the unit and transfer switch, the county inspects, and the generator runs its first exercise cycle with you watching.

Fuel on Pinellas Place and Anna Maria Avenue: gas line or propane tank

Fernandina runs along Pinellas Place and Anna Maria Avenue, south of CR 466A. Whether a natural gas main reaches your home there has not been mapped, so the answer starts at your house: a gas meter and a TECO Peoples Gas bill mean you can likely run a generator on gas. No meter means propane, unless Peoples Gas can extend service.

Natural gas has no tank to empty. A Generac 26 kW unit uses about 188 cubic feet an hour at half load and 333 at full load, per its spec sheet. Peoples Gas asks installers to report new standby units and whether its technician has checked the meter and regulator size, and in a May 2025 statement said fewer than 1% of its customers had a gas interruption in the 2024 storms.

Propane depends on the tank. The District 9 manual allows underground tanks, and an above-ground tank with approval, limited to one tank of no more than 120 gallons, hidden from the road and neighbors and kept out of easements. That tank holds 96 gallons at the 80% fill rule. At 2.06 gallons an hour, half load for a 26 kW unit, it lasts about 47 hours, close to two days.

A buried tank goes further: about 4.0 days for 250 gallons and 8.1 days for 500 at half load. The catch is space. An NFPA 58 summary puts buried tanks about 10 feet from the house and any buildable property line, which villa lots rarely allow. See propane tank limits.

Oxygen, insulin and cool air: a medical checklist for Fernandina households

Many Fernandina households plan a generator around one device. In Sumter County, HHS emPOWER data for October 2026 counts 2,478 Medicare beneficiaries who rely on power-dependent equipment, and 577 who receive oxygen. If someone in your home is one of them, the generator is the backup for the backup.

Work through this list with your installer:

  • The devices. Name every one: concentrator, CPAP, nebulizer, lift chair, medication refrigerator. A home oxygen concentrator such as the Philips EverFlo draws about 350 watts.
  • The batteries. CDC researchers found most portable concentrators run about 3 to 4 hours on battery at low settings. A standby generator starts on its own, so a night outage does not wait for someone to wake up and act.
  • The heat. The CDC says adults 65 and older handle sudden heat less well and should rely on air conditioning, not a fan, in very hot weather. Size the unit to run the AC.
  • The medicine. FDA says insulin can stay unrefrigerated between 59 F and 86 F for up to 28 days. Without AC, a closed house can pass 86 F.

Two programs help but do not replace power. SECO Energy's Medically Necessary Service gives no priority during named-storm restoration. The Sumter County special needs registry, run by the Florida Department of Health in Sumter County, does not guarantee a shelter space. Read medical equipment backup power.

Can my generator sit behind my Fernandina home facing the golf course?

The District 9 manual allows a fixed generator in the rear or side yard, at least 2 feet from property lines, and requires that it not be visible from the street. It does not single out golf views, so ask the ARC how it reads a golf-facing rear. Your installer can set the unit close to the house and screen it with shrubs no taller than the unit.

Will a generator fit on my Fernandina patio villa lot?

Often, if there is a side or rear spot 2 feet from the property line and out of street view. Courtyard villas face added limits: no vertical structure in rear easements or in the dominant or servient side easements. Your installer checks the plat at the free estimate and tells you plainly if no legal spot exists.

Does Fernandina have natural gas?

Some homes may. TECO Peoples Gas is the main natural gas utility in The Villages, but public records do not map its mains village by village. Check for a gas meter or a Peoples Gas bill. If you have neither, your installer can plan around propane, or ask Peoples Gas whether a service line is possible for your address.

How long will a generator run on the propane tank the ARC allows above ground?

About 47 hours for a Generac 26 kW unit at half load, close to two days. The ARC limit for an above-ground tank is one tank of no more than 120 gallons, filled to 80%, which leaves 96 gallons. The unit burns 2.06 gallons an hour at half load. Heavier loads shorten it; a buried tank or gas lasts longer.

What maintenance does a generator need during a long outage?

Generac asks owners to shut the unit down for at least 30 minutes after every 24 hours of continuous running to check oil, fuel lines and louvers, and to change oil and filter every 100 hours when it runs continuously above 85 F. Units in the 20 to 26 kW range take about 1.9 quarts of 5W-20. Keep spare oil and a filter at home.
