Home generators in the Village of Gilchrist

Gilchrist is almost all designer homes, 2013 and 2014 builds under mature planted trees, with some lots on Evans Prairie. A licensed local installer plans a generator, a fuel supply and a long-outage routine that fit your lot.

Gilchrist has the strongest tree signal of the villages around it: 5 of 9 listings note mature trees. They are planted landscape trees around designer homes built in 2013 and 2014. On the west side, Evans Prairie Championship runs along the village. 3035 Bureau Path is listed as overlooking that course, and 2989 Amherst Way lists double championship golf views plus water.

Trees and the grid are linked. The Florida PSC's review of Irma found that vegetation, often trees outside utility rights of way, was the largest cause of outages. A mature canopy is part of what makes Gilchrist pleasant. It is also why a storm can leave your street dark while the lines are cleared.

Trees also shape where a generator goes. Your installer looks up before choosing a spot: limbs over the pad, roots in the path of a buried gas line or a tank, and leaves that can clog the enclosure louvers. Generac's continuous-use guidance asks owners to clear the louvers during each 24 hour check, so a spot under heavy leaf drop means more of that chore.

Golf-front homes add a view question. The District 9 manual requires that the generator not be visible from the street, and a fairway-facing rear is a different audience. Setting the unit tight to the house, screened by shrubs no taller than the unit, keeps both sides tidy. See noise and placement.

District 9 rules for a golf-front designer home in Gilchrist

Gilchrist homes follow the District 9 ARC manual, July 2026. For a designer home, the rules are short:

  1. Apply first. A permanently affixed generator needs an Architectural Review application before work starts. A portable unit falls outside this section.
  2. Rear or side. The generator sits in the rear or side of the home site.
  3. 2 feet clear. Generator and pad stay at least 2 feet from all property lines, and the pad is no larger than necessary.
  4. Out of street view. The unit may not be visible from the street. Fences may screen it, no taller than the unit.
  5. Exhaust aimed away. The exhaust points away from neighboring properties.
  6. Propane limits. An above-ground tank needs approval and is limited to one tank of 120 gallons or less. Underground tanks are permitted.

Gilchrist is almost entirely designer homes, with one bungalow villa unit, the Fairmont in Unit 940. Designer lots usually have a workable rear or side corner. The bungalow villas face the manual's courtyard villa limits: no vertical structure in rear easements or in the dominant or servient side easements.

The application needs a site plan with property lines, easements and the work. Approvals last 9 months, with one extension of up to 9 more. The manual does not mention noise or decibel limits. Building permits follow from Sumter County Building Services. Read how ARC approval works and generator permits.

Your approval path

Without a plan, a fallen limb on a feeder line decides how long your home goes without air conditioning.

  1. Plan to the District 9 rules

The July 2026 District 9 manual requires an ARC application for a permanently affixed generator: rear or side yard, 2 feet off property lines, not visible from the street, exhaust away from neighbors, screening no taller than the unit.

  2. Submit a site plan

The plan shows property lines, easements and a pad no larger than necessary. If propane is above ground, it is one tank of 120 gallons or less, out of view and out of easements.

  3. Sumter County permits

Your installer files the electrical and any gas permit with Sumter County Building Services (verify by address).

  4. Install and inspection

The unit, transfer switch and fuel line go in, the county inspects, and the installer shows you the controller and exercise settings.

Florida's disaster supply checklist asks households to plan for at least 7 days. For a Gilchrist home with a generator, that week comes down to fuel, oil and loads.

Local history sets the scale. Irma took out 38.9% of Sumter County at its 2017 peak, and the state took ten days to fall below 1% out, per the Florida PSC. Milton in 2024 cleared in about four days locally. Longer outages, such as about 26 days in parts of the Panhandle after Michael, happened elsewhere, and are not a forecast for Gilchrist.

  • Fuel for seven days. At half load a Generac 26 kW unit burns 2.06 gallons of propane an hour, about 49 gallons a day. A 120 gallon above-ground tank covers about 1.9 days, a 250 gallon buried tank about 4.0 days, a 500 gallon tank about 8.1 days. Natural gas, where a main reaches the home, has no tank limit.
  • Load. Full load burns 3.63 gallons an hour. A load manager that cycles the AC and pool pump keeps the unit nearer half load. Generac's 26 kW transfer switch can manage up to four AC loads with no extra hardware.
  • Oil. Shut down every 24 hours to check oil. Change it every 100 hours in heat above 85 F. Kohler's 26 kW manual asks for an oil check every 24 hours and a change every 150.

Fresh food is the quiet reason this matters: FDA puts a closed refrigerator at about 4 hours. Read the long-outage guide and runtime math.

Gas line or buried tank between Bonifay and Evans Prairie

The official village description puts Gilchrist between the Bonifay and Evans Prairie golf and country clubs, along Pinellas Place just east of Buena Vista Blvd. Fuel for a generator here starts with a simple check: is there a gas meter on the house? TECO Peoples Gas is the main natural gas utility in The Villages, but its mains are not mapped by village.

With natural gas, a Generac 26 kW unit uses about 188 cubic feet an hour at half load and 333 at full load. The gas line has to be sized for full load, per Generac, and Peoples Gas asks to be told about new standby units so it can check the meter and regulator. Sumter County's gas permit asks for pipe size and length, BTUs and a site plan.

With propane, mostly concrete designer homes on larger lots give Gilchrist a better shot at a buried tank than villa villages. The District 9 manual permits underground tanks and states no size for them. Fire code sets the real limit: an NFPA 58 summary puts any part of a buried tank about 10 feet from the house and from a buildable property line. A 250 gallon tank is about 30 inches by 7 feet 8 inches, per PERC tables. Tree roots and irrigation lines also have to be avoided.

If a buried tank does not fit, the above-ground option is one tank of 120 gallons or less, out of view and out of easements, good for about 1.9 days at half load. Compare on gas vs propane.

Do the trees in Gilchrist affect where a generator goes?

Yes. Gilchrist has more listings with mature trees than its neighbors, and your installer checks for limbs over the pad, roots along a gas line or tank route, and leaf drop near the enclosure louvers. The District 9 placement rules still apply: rear or side yard, 2 feet from property lines, hidden from the street, exhaust pointed away from neighbors.

Can I put a buried propane tank on my Gilchrist lot?

Possibly. The District 9 manual permits underground tanks and gives no size limit for them, but an NFPA 58 summary puts a buried tank about 10 feet from the house and from any buildable property line, and easements are off limits. Gilchrist's mostly designer-home lots give it a better chance than villa lots. The propane company and your installer measure first.

How long would my generator run in a week-long outage?

On natural gas, as long as gas flows and the oil is changed. On propane, it depends on the tank: about 1.9 days from a 120 gallon tank, about 4.0 days from 250 gallons and about 8.1 days from 500 gallons, for a 26 kW unit at half load. A week on propane alone needs a large buried tank or a refill.

Does District 9 limit generator noise?

The District 9 ARC manual does not mention noise or decibel limits. It sets placement rules instead: rear or side yard, 2 feet off property lines, out of view from the street, exhaust away from neighbors. Standby units run a short exercise cycle every week or two. Your installer can share the sound rating of the model you choose.

What does a generator installation cost in Gilchrist?

PowerOutage.us puts a typical Florida whole-home install at about $7,000 to $15,000. A larger Gilchrist designer home, a long run from the meter, a buried tank or a new gas line can push it higher. The free estimate gives you a written price for your home, and there is no obligation to go ahead.
