Home generators in the Village of Dunedin
Dunedin mixes 2014 to 2016 designer homes with Colony patio villas and Anna Maria courtyard villas. A licensed local installer finds the spot your District 10 manual allows and builds a fuel plan for a long outage.

Dunedin is a young village by Villages standards. MLS records show homes built from about 2014 to 2016, and the mix is wider than most. Gardenia and Begonia designer homes sit near two villa lines: Colony patio villas with front and side patios, and Anna Maria courtyard villas of about 1,600 square feet. The designer and single-family homes checked are concrete block and stucco under shingle roofs.
That mix changes where a generator can go. On a designer home, the usual answer is a rear or side corner, at least 2 feet off the property line, with the unit hidden from the street. Many Dunedin listings sit on corner and cul-de-sac lots, and a corner lot has two street-facing sides, so the not-visible-from-the-street rule leaves fewer spots to choose from.
Courtyard villas are tighter again. The District 10 manual bars any vertical structure in the rear easements and in the dominant or servient side easements of a courtyard villa, so a pad cannot simply slide into the side yard you share with a neighbor's wall. Your installer measures those lines on the plat before sketching anything. Read more on generators for courtyard villas.
Size follows the home, not the model name. A 1,600 square foot villa with one AC system and a larger designer home with a pool pump draw very different loads, so your installer reads the panel and the AC nameplate before suggesting a size. The sizing guide shows how that math works.

Manatee Recreation, Dunedin Recreation and Hillsborough Trail after a storm
Daily life in Dunedin runs along Hillsborough Trail. Manatee Recreation, the village center at 1512 Hillsborough Trail, is officially listed in Dunedin, with a family pool, pickleball, tennis, billiards and gathering rooms, plus the manatee-and-calf mural in the Crystal River Room. A few blocks east, Dunedin Recreation at 1196 Hillsborough Trail has an adult pool, bocce, horseshoes and shuffleboard. Brownwood Paddock Square is to the west.
Those places make the village feel like a neighborhood. They also run on the same grid as your house. When and how recreation facilities reopen after a storm is a District decision, and the District does not publish what backup power they carry, so a sound plan does not lean on them.
What you control is your own house. After Milton, Florida PSC reports show Sumter County outages falling from 18,253 accounts on the evening of Oct. 10, 2024 to 294 on the evening of Oct. 13 and zero on Oct. 14. That is a few days of heat and a warming refrigerator for anyone without backup. A whole-home generator turns those days into ordinary ones: the AC holds, the coffee maker works, and the freezer that FDA says stays safe about 48 hours when full never has to be tested.
It also lets you be the neighbor who can help. A cool living room and a working outlet matter on a street where most homes are dark. See how to keep the AC running through an outage.

Your approval path
Wait until a storm is named, and the ARC approval, permit and install calendar runs right past the outage you meant to beat.
Read the District 10 manual together
The August 2026 District 10 manual asks for an Architectural Review application for any permanently affixed generator. It goes in the rear or side yard, at least 2 feet off every property line, out of view from the street, with the exhaust aimed away from neighbors.
Submit the ARC packet
The application carries a site plan showing property lines, easements and the pad. Screening can be no taller than the unit, an above-ground propane tank is limited to one tank of 120 gallons or less, and approval stays valid for 9 months.
Sumter County permits
With approval in hand, your installer pulls the electrical and any gas permit from Sumter County Building Services (verify by address). Gas permits ask for tank size, pipe size and length, BTUs and a site plan.
Install and inspection
The installer sets the pad, generator and transfer switch, the county inspects the work, and the unit gets its first test run before storm season.

Gas meter or propane tank: fueling a Dunedin generator
Free in-home estimate, written price, no obligation.
Get my estimateThe first question at any Dunedin estimate is what fuel reaches the lot. TECO Peoples Gas is the main natural gas utility in The Villages, but its coverage has not been mapped village by village. If your home has a gas meter and a Peoples bill, a generator can run on it. If not, the answer is propane.
On natural gas, a Generac 26 kW unit burns about 188 cubic feet an hour at half load and 333 at full load, per its spec sheet. Peoples Gas asks customers and installers to report new standby generators and asks whether its technician has checked the meter and regulator size, so your installer starts that conversation early. Peoples also reported that only about 1,400 customers lost gas service through Helene and Milton.
On propane, the District 10 manual permits underground or above-ground tanks. An above-ground tank needs ARC approval and is limited to one tank of no more than 120 gallons, out of view and out of easements. Filled to the usual 80%, that tank holds 96 gallons, about 47 hours for a 26 kW unit at half load, roughly 1.9 days.
A buried tank can be larger, and the manual states no size for one. Fire code is the limit: an NFPA 58 summary puts buried tanks about 10 feet from the house and any buildable property line, which some Dunedin corner lots may not allow. Compare the options on natural gas in The Villages and propane tank limits.

A two-week plan for a Dunedin home near Lake Deaton
Most local outages end in days. Irma took out 38.9% of Sumter County at its peak in 2017, and the state was below 1% out ten days after the peak, per the Florida PSC. Elsewhere it has gone longer: Hurricane Michael left some Panhandle counties out about 26 days in 2018, and Ian kept parts of Lee County dark about four weeks. Florida's emergency checklist says to plan for at least 7 days. A Dunedin plan that covers two weeks is calm insurance, not alarm.
Here is what two weeks looks like on paper:
- Fuel. A 250 gallon buried tank runs a 26 kW unit at half load about 4.0 days, and a 500 gallon tank about 8.1 days. Past that, you need natural gas or a scheduled propane refill.
- Loads. The Generac 26 kW transfer switch can manage up to four AC loads with no added hardware, shedding the big ones when the unit nears its limit.
- Oil. Generac asks for a shutdown every 24 hours to check oil, and an oil change every 100 hours when running continuously above 85 F. Keep a few quarts of 5W-20 and a filter on the shelf.
Refills are the weak link. In Irma, propane bulk plants across Florida lost power, and for about seven days trucks were the only way to bring propane into the state. Topping off before the season and booking a refill early matter more than tank size. Read the full long-outage preparedness guide and the maintenance plan for long runs.

Get my estimateCan a generator go beside my Anna Maria courtyard villa in Dunedin?
Sometimes, but the easements decide. The District 10 manual bars any vertical structure in a courtyard villa's rear easements and its dominant or servient side easements, and the generator also has to sit at least 2 feet from property lines and out of view from the street. Your installer checks your plat for a spot that meets all of that before the ARC application is drawn.
Does Dunedin have natural gas for a generator?
Some homes may. TECO Peoples Gas is the main natural gas utility in The Villages, but no public map shows coverage village by village. Look for a gas meter beside the house or a Peoples Gas bill. If there is none, your installer can plan around propane and talk to Peoples Gas about whether a service line is possible.
Who issues the building permit for a Dunedin generator?
Dunedin is in District 10 in unincorporated Sumter County, so permits normally come from Sumter County Building Services in Wildwood. Your installer confirms that for your exact address and files the electrical permit, plus a gas permit with tank size, pipe size, BTUs and a site plan when propane or gas piping is part of the job.
How long will a 120-gallon propane tank run my Dunedin home?
About 47 hours for a Generac 26 kW unit at half load, roughly 1.9 days. The tank is filled to 80%, so it holds 96 gallons, and the spec sheet burn rate at half load is 2.06 gallons an hour. At full load the same unit burns 3.63 gallons an hour, so heavy AC use shortens that. A buried tank or natural gas runs longer.
What does a whole-home generator cost in Dunedin?
PowerOutage.us puts a typical Florida whole-home installation at about $7,000 to $15,000. Your price depends on the unit size, the distance to the panel and the fuel source, whether a buried tank or a gas line is needed, and the permit work.
