Home generators in the Village of Sanibel

Sanibel holds the oldest plats in District 9, designer homes and frame cottages from 2011 to 2013 around Captiva Recreation and the Sarasota range. A licensed local installer sizes a generator to your home and your health needs.

Sanibel is the oldest corner of District 9. Its first deed restrictions, for Units 176 and 177, were recorded on Nov. 16, 2010, and the cottage section in Unit 197 followed in August 2011. Homefinder records show original closings from January 2012 into early 2013. It is a small interior village with two kinds of homes: designer homes such as the Holly and Begonia, and cottage homes such as the Sandcastle and At Ease.

The cottages are smaller. The Unit 197 declaration sets a 1,050 square foot minimum, compared with 1,240 for most District 9 units, and the cottages are frame with vinyl siding. Smaller homes often mean smaller loads, and that can mean a smaller generator, a lower price and less fuel burned per day. Your installer confirms it from the panel and the AC nameplate rather than guessing from square footage.

Wall type matters for the install. On a frame home with vinyl siding, the installer plans how the conduit and transfer switch attach and seal. Designer homes in The Villages come in frame or concrete-stucco, and Sanibel listings do not say which, so the site visit settles it. Roofs here carry at least a 6/12 pitch with overhangs, per the declaration, and the unit has to clear those eaves by the manufacturer's distances.

Two of four Sanibel listings mention mature trees, planted around 2011 and 2012. Your installer checks what is overhead before choosing a spot. Start with the sizing guide.

What the July 2026 District 9 manual asks of a Sanibel generator

Every exterior change in Sanibel goes through the District 9 Architectural Review Committee, and the generator rules are written down in the July 2026 District 9 manual. Here they are in plain words:

  • Fixed units only. An application is required for a generator permanently affixed to the property and home. A portable generator is outside this rule.
  • Rear or side. The unit sits in the rear or side of the home site, never the front.
  • 2 feet from every line. Both the generator and its concrete pad stay at least 2 feet off all property lines, and the pad may be no larger than necessary.
  • Hidden from the street. The generator must not be visible from the street. Fencing that screens it can be no taller than the unit.
  • Exhaust away from neighbors. The exhaust must be directed away from the homes next door.
  • Propane. An above-ground tank needs approval and is limited to one tank of no more than 120 gallons, out of sight and out of easements. Underground tanks are permitted.

The manual's introduction adds the practical parts. The application needs a site plan showing property lines, easements and the proposed work. Approvals are valid for 9 months, with one extension of up to 9 more. Building permits are a separate step through Sumter County. The manual says nothing about noise or decibel limits.

Your installer prepares the drawings and you sign the application. See how ARC approval works.

Your approval path

Skip the plan, and the next storm decides how warm the house gets and how long the insulin stays cold.

  1. Match the District 9 rules

The July 2026 District 9 manual asks for an ARC application for a permanently affixed generator: rear or side yard, 2 feet off all property lines, not visible from the street, screening no taller than the unit, exhaust away from neighbors.

  2. Prepare the site plan

The application includes a site plan with property lines, easements and the pad, which may be no larger than necessary. An above-ground propane tank needs approval and is limited to one tank of 120 gallons or less.

  3. Sumter County permits

After approval, your installer files the electrical and any gas permits with Sumter County Building Services (verify by address).

  4. Install and inspection

The unit, pad and transfer switch go in, the county inspects, and your installer sets the weekly or biweekly exercise schedule with you.

Sanibel packs a lot into a small footprint. Captiva Recreation, a village center with a family pool at 658 Pinellas Place, is officially in Sanibel. So is the Sarasota executive course, nine holes at par 27 that wrap the Sarasota golf practice facility at 2991 Morse Blvd. Sanibel Recreation, the neighborhood adult pool, is at 954 Pinellas Place. Bonifay Country Club sits about 0.3 mile from Sanibel homes in neighboring Fernandina, and resale listings across District 9 route buyers in through the Sanibel Gate on Pinellas Place.

That closeness shapes the days after a storm. Neighbors walk to the same pools and ranges, so you know who lives alone and who uses oxygen. A home with standby power becomes a natural check-in point: a cool room, charged phones, a refrigerator that works.

None of that depends on the recreation centers reopening on any schedule, which is a District call. It depends on what is in your own side yard. The Florida PSC's 2018 review found that Irma's statewide outages took ten days to fall below 1%, and that trees, often outside utility rights of way, were the largest cause of outages. Sanibel's own trees were planted around 2011 and 2012, and across any village a storm can bring limbs onto the lines that feed it.

Keeping a Sanibel home cool for a resident with medical needs

In Sumter County, power at home is a medical issue for thousands of people. HHS emPOWER data for October 2026 shows 2,478 Medicare beneficiaries in the county who rely on power-dependent equipment, including 577 on oxygen. For a Sanibel household with a concentrator, a CPAP or refrigerated medicine, the plan needs to be written down.

  • Cooling. The CDC says adults 65 and older are more prone to heat illness and advises air conditioning over fans in very hot weather. A generator sized to run the AC protects more than comfort.
  • Oxygen. A home concentrator such as the Philips EverFlo draws about 350 watts. CDC researchers found most portable concentrators last about 3 to 4 hours on battery at low settings, which is why standby power matters overnight.
  • Insulin. FDA says vials and cartridges can stay unrefrigerated between 59 F and 86 F for up to 28 days. Inside a hot house without AC, that range is easy to exceed.
  • Utility flags. SECO Energy's Medically Necessary Service does not give priority during named-storm restoration.

Sign up with the Sumter County special needs registry run by the Florida Department of Health in Sumter County, and know that registering does not guarantee a shelter space or assistance. Then give your installer the list of devices and their plugs, so the right circuits stay on. More on medical equipment backup power.

Can a generator go next to my Sanibel cottage?

Usually, if there is a side or rear spot at least 2 feet from the property line and out of view from the street. The District 9 manual sets those rules for homes, patio villas and courtyard villas alike. Cottages are frame with vinyl siding, so your installer also plans how the conduit and transfer switch attach, and keeps the unit clear of the eaves.

Does a smaller Sanibel cottage need a smaller generator?

Often, but the panel decides, not the floor plan. Unit 197 cottages have a 1,050 square foot minimum, and a smaller home with one AC system may run well on a smaller unit with load management. Your installer adds up the AC, refrigerator, water heater and medical equipment, then recommends a size and shows you what it will and will not run.

Will SECO restore my power first if I use oxygen?

Not during a named storm. SECO Energy's Medically Necessary Service flags an account for crews only when emergency storm restoration is not in effect. During named-storm restoration, it gives no priority. That is why oxygen users in Sanibel plan for their own backup power and also register with the Sumter County special needs registry.

Is there a noise limit for generators in District 9?

The District 9 ARC manual does not mention noise or decibel limits anywhere. It does require the exhaust to point away from neighboring properties and the unit to sit in the rear or side yard. A Generac unit runs its exercise for about 5 minutes, every other week by default. Ask your installer for the sound rating of the model you are considering.

How long will propane last for a Sanibel generator?

With the 120 gallon above-ground tank the District 9 manual allows, about 47 hours for a 26 kW unit at half load, roughly 1.9 days. A 22 or 24 kW Generac burns more at half load, about 38 hours from the same tank. Buried tanks are permitted and can run longer where fire code setbacks allow. Natural gas avoids the tank question if your home has it.
