Home generators in the Village of Charlotte
Charlotte has the widest home mix around Brownwood and sits in two districts. A licensed local installer works out which manual covers your lot, where a unit fits your villa or home, and how long your fuel will last.

Charlotte is the only village near Brownwood that District Government lists in two districts, District 9 and District 10. Recent Charlotte listings in Units 180, 199, 945 and 947 sit north of Hillsborough Trail inside District 9. District Government does not map the District 10 part separately, so the first job is to check your district on your deed or with the District office.
The good news is that the generator text is the same in both manuals. The District 9 manual (July 2026) and the District 10 manual (revised Aug. 12, 2026) both say:
- An ARC application is required for a permanently affixed generator.
- It goes in the rear or side yard, at least 2 feet off all property lines, not visible from the street.
- A screening fence may be no taller than the unit, and the exhaust points away from neighbors.
- The concrete pad may be no larger than necessary.
- An above-ground propane tank needs approval and is limited to one tank of no more than 120 gallons.
What differs is the committee that reviews your application, and the address it goes to. Filing with the wrong district costs time. Approvals in both districts last 9 months, with one extension of up to 9 more, and the site plan must show property lines, easements and the work. See the ARC approval guide.

Bungalow villas, cabana villas, cottages and designer homes on Charlotte Court
Charlotte Court runs through a village with four home styles. Records show Iris, Begonia, Lily and Gardenia designer homes in Unit 199, Sand Dollar cottages in Unit 180, Bungalow villas marketed as courtyard villas (the Charlotte and Anaheim models) in Unit 945, and Callaway cabana villas in Unit 947. Original closings run from June 2012 for the first cottages to March 2014 for the bungalow villas.
Construction varies with the style. Designer homes are concrete block with a cement finish. The bungalow villas are poured concrete. Cottages and cabana villas are frame with vinyl siding. Roofs are architectural shingles, and several were replaced in 2025 and 2026, per listings. Each wall type changes how the installer mounts the transfer switch and runs conduit.
The villas need the most care. Listings note they typically back to a wall, and both district manuals bar any vertical structure in a courtyard villa's rear easements and its dominant or servient side easements. A generator on its pad counts. On a villa backed to a wall, with easements on the sides, there may be one small legal spot, or none that also keeps the unit out of street view. An installer who says so at the first visit saves you money.
Designer homes and cottages have more freedom: a rear or side corner near the meter, 2 feet off the line, screened by a short fence or shrubs. See generators for courtyard villas and sizing by home.
Your approval path
Guess at the rules, and you risk an approval under the wrong district manual and a pad that has to move.
Confirm your district
District Government lists Charlotte in both District 9 and District 10. Homes north of Hillsborough Trail are in District 9. Your installer confirms which manual covers your lot before drawing anything.
Apply under that manual
Both manuals ask for an ARC application for a permanently affixed generator: rear or side, 2 feet off property lines, hidden from the street, screening no taller than the unit, exhaust away from neighbors. An above-ground propane tank is limited to one tank of 120 gallons or less.
Sumter County permits
Both districts are in unincorporated Sumter County, so permits normally come from Sumter County Building Services (verify by address).
Install and inspection
The installer sets the pad, unit and transfer switch, the county inspects, and you get a walk-through of the controller.

Planning past day four in Charlotte: loads, oil and the refill call
Free in-home estimate, written price, no obligation.
Get my estimateCharlotte's last big tests were short ones. After Milton, Florida PSC reports show Sumter County outages near zero by Oct. 14, 2024, about four days after the peak. Irma reached 38.9% of the county in 2017, and the statewide share fell below 1% ten days after the peak. Longer outages have happened in Florida, such as about four weeks in parts of Lee County after Ian. That is not a forecast for Charlotte, but it is why a plan should reach past day four.
Three things decide how long your generator keeps going:
- Load. Per the Generac spec sheet, a 26 kW unit uses 2.06 gallons of propane an hour at half load but 3.63 at full load, about 87 gallons a day. The difference is mostly the AC. A load manager that cycles the AC and electric water heater can keep the unit near half load.
- Oil. Generac asks for a 30-minute shutdown after every 24 hours of continuous running to check and top off oil, and a change every 100 hours when it runs continuously above 85 F. A three-week outage is about 494 run hours, roughly five oil changes. Keep 5W-20 and filters on hand.
- Refills. Propane deliveries slow after a big storm. During Irma, trucks were Florida's only propane supply route for about seven days.
Write the plan before June: tank level, supplier phone, oil on the shelf, which circuits matter most. Start with the long-run maintenance guide.
Gas or propane for Charlotte's frame cottages and concrete villas
Fuel comes down to what reaches your lot. TECO Peoples Gas is the main natural gas utility in The Villages, but coverage in Charlotte has not been mapped, so check for a gas meter beside the house or a Peoples Gas bill.
If you have gas, a Generac 26 kW unit uses about 188 cubic feet an hour at half load and 333 at full load. There is no tank to refill. Your installer checks with Peoples Gas that the meter and regulator can carry the generator on top of your other gas appliances, which Peoples asks installers to report. Gas is not magic either: in the 2021 Texas freeze, natural gas supply problems made up 87% of the fuel-related power plant failures, per FERC and NERC. That was a wellhead supply problem in extreme cold, not a Florida pattern, and Peoples reported only about 1,400 customers losing gas service through Helene and Milton.
If you need propane, both district manuals permit underground or above-ground tanks. The above-ground option is one tank of no more than 120 gallons, about 1.9 days for a 26 kW unit at half load. A buried tank can be larger where an NFPA 58 setback of about 10 feet from the house and any buildable property line fits. Villas backed to a wall with side easements rarely have that room. Cottages and designer homes sometimes do.
Compare the two on natural gas vs propane.

Get my estimateIs my Charlotte home in District 9 or District 10?
Probably District 9 if you are north of Hillsborough Trail, since every Charlotte listing examined there was in District 9. District Government lists Charlotte in both districts but does not map the District 10 part separately. Your deed, tax record or the District office can confirm it, and your installer checks before filing the ARC application.
Do the District 9 and 10 generator rules differ?
Not for generators. Both current manuals require an application for a permanently affixed generator and use the same placement rules: rear or side, 2 feet from property lines, hidden from the street, screening no taller than the unit, exhaust away from neighbors. Both limit an above-ground propane tank to one tank of 120 gallons. The difference is which committee reviews it.
Can my bungalow villa in Charlotte have a generator?
It depends on the easements. Both manuals bar any vertical structure in a courtyard villa's rear easements and its dominant or servient side easements, and Charlotte's villas typically back to a wall. Some villa lots still have a legal spot in a side yard outside the easement strips. Your installer checks your plat at the free estimate before any drawings are made.
How much propane does a generator use in a day?
A Generac 26 kW unit burns 2.06 gallons an hour at half load, about 49 gallons a day, and 3.63 gallons an hour at full load, about 87 gallons a day, per its spec sheet. Your real use depends on what is running. Air conditioning is the biggest swing, which is why load management stretches a tank.
Who handles the permit for a Charlotte generator?
Both of Charlotte's districts are in unincorporated Sumter County, so permits normally come from Sumter County Building Services. Your installer confirms that for your address after the ARC approval and files the electrical permit, plus a gas permit with tank size, pipe size and length, BTUs and a site plan if fuel piping is part of the job.
