Home generators in the Village of Pine Hills

Pine Hills holds the newest homes in District 11, 2016 and 2017 builds on lots of about 0.18 acre beside a wildlife preserve. A licensed local installer can plan a generator and fuel supply that carries your home well past a two-day outage.

Pine Hills has a wild edge. The Sharon Rose Wiechens Preserve borders the village, a wildlife refuge with a lakeside observation tower, a walking path and a lakefront boardwalk at 3593 Vineyard Drive. Atlas Canine Park at 3513 Moyer Loop overlooks it. Pine Hills sits in the southern half of District 11 in the City of Fruitland Park, directly south of Pine Ridge and reached by Moyer Loop from Morse Blvd.

Listings describe larger lots than many villages, about 0.18 acre, often with fenced, private yards. That helps. A fenced rear yard already hides a generator from the street, and the District 11 manual lets a fence screen the unit as long as the fence is no taller than the generator itself. The unit still has to stand at least 2 feet off every property line.

A preserve or open-space view behind the home is a reason to think about the exhaust and the look of the pad. The manual requires the exhaust to point away from neighboring properties, and if your rear yard faces open ground, people on nearby paths may see it. A tidy pad, a unit set close to the house and low shrubs that stay clear of the air intake keep it quiet visually.

Tree cover varies lot by lot, so your installer looks at what is actually overhead at your lot. Read about noise and placement before the visit.

A buried propane tank on a 0.18-acre Pine Hills lot

Fuel is the heart of a long-outage plan, and Pine Hills has an advantage on paper. Natural gas coverage in District 11 is not mapped, so many homes will plan on propane. The District 11 manual allows an above-ground tank with ARC approval, limited to one tank of no more than 120 gallons. It also says an underground tank needs no ARC approval, as long as it stays out of utility and use easements.

The difference in runtime is large. Using the Generac 26 kW spec sheet at half load, 2.06 gallons an hour, and the standard 80% fill:

  • 120 gallon tank: 96 gallons, about 47 hours, about 1.9 days.
  • 250 gallon tank: 200 gallons, about 97 hours, about 4.0 days.
  • 500 gallon tank: 400 gallons, about 194 hours, about 8.1 days.

Space is the catch. A city fire marshal's summary of NFPA 58 puts any part of a buried tank at least 10 feet from a building and from a buildable property line, and the propane company confirms whether a lot qualifies. A 500 gallon tank is about 38 inches by 10 feet, per PERC dimension tables. On a 0.18 acre lot with a house, a lanai and easements, that may fit in the rear yard or it may not. Your installer and the propane supplier measure before anyone digs.

If your home does have a gas meter, natural gas removes the tank question. Compare both on natural gas vs propane and see fuel runtime.

Your approval path

Count on a 120 gallon tank alone, and a Lake County outage that runs past two days leaves you rationing power on day three.

  1. Apply for the generator under District 11

The July 2026 District 11 manual requires an ARC application for a permanently affixed generator. It must sit in the rear or side yard, at least 2 feet off every property line, hidden from the street, with the exhaust aimed away from neighbors.

  2. Choose the tank route

An above-ground propane tank needs ARC approval and is limited to one tank of 120 gallons or less. A buried tank needs no ARC approval under this manual, but it may not sit in a utility or use easement, and fire code setbacks still apply.

  3. City of Fruitland Park permit

Pine Hills is inside the City of Fruitland Park, so your installer applies to the city's Building and Renovating office through its online portal (verify by address).

  4. Install and inspection

The tank is set and filled, the generator and transfer switch go in, the city inspects, and the unit runs a test before you sign off.

Florida PSC reports trace how Hurricane Milton played out in Lake County. At the 8:47 AM report on Oct. 10, 2024, 118,050 accounts were out, 54.35% of the county. By that evening, 91,997 were still dark. On Oct. 12, 21,634. On Oct. 13, 2,616. On the evening of Oct. 14, zero. That is about four days from peak to finish.

Four days is past what a 120 gallon tank covers at half load, and well inside what a 500 gallon buried tank covers. It is also a good outcome by Florida standards. Hurricane Michael left some Panhandle counties out about 26 days in 2018. That happened elsewhere and is not a forecast for Lake County, but it is why Florida's emergency checklist asks households to plan for at least 7 days.

A sound Pine Hills plan has three parts:

  • Start full. Fill the tank before hurricane season and again when a storm is named. During Irma, many Florida propane bulk plants had no power and trucks were the only supply route for about seven days.
  • Trim the load. Running a 26 kW unit at full load burns 3.63 gallons an hour, about 87 gallons a day. Load management that cycles the AC and water heater stretches every gallon.
  • Keep oil on hand. Generac asks for a shutdown every 24 hours of continuous running to check oil, and a change every 100 hours above 85 F.

Pine Hills Recreation, Moyer and Atlas Canine Park when the lights are out

Pine Hills is built for an easy routine. Pine Hills Recreation at 3422 Moyer Loop has an adult pool, bocce, a pavilion and shuffleboard. Moyer Recreation, the citrus-themed village center at 3000 Moyer Loop in Pine Ridge, is the nearest village center, with a family pool, pickleball, tennis and billiards. Atlas Canine Park sits over the preserve. Belle Glade Country Club is a short drive west in LaBelle.

All of that runs on the same lines as your house, and none of it is something to plan around when the grid is down. When recreation facilities reopen after a storm is a District decision. The steady part of the week is home.

What a generator buys in Pine Hills is a normal evening. The refrigerator holds, so the food that FDA says lasts about 4 hours in a closed fridge never comes into question. The AC runs, so sleep is not a problem in September heat. The garage door opens, the well-lit kitchen works, and phones charge. When the dog park opens again, you walk over rested.

It also simplifies the questions you have no control over. Pine Hills drinking water comes from Central Sumter Utility, the District system for most of Districts 9, 10 and 11. If the District issues a precautionary boil water notice, a working stove lets you boil water for one minute as the notice directs. Read more on long-outage preparedness and keeping the AC on.

Do I need ARC approval for a generator in Pine Hills?

Yes, for a permanently affixed generator. The District 11 manual requires an Architectural Review application and sets the placement rules: rear or side yard, at least 2 feet from property lines, hidden from the street, exhaust away from neighbors, screening no taller than the unit. A buried propane tank needs no ARC approval under the same manual, as long as it stays out of easements.

Will a buried propane tank fit on my Pine Hills lot?

Maybe. Lots run about 0.18 acre, which is roomier than many villages, but an NFPA 58 summary puts a buried tank at least 10 feet from the house and any buildable property line, and easements are off limits. A 500 gallon tank is about 38 inches by 10 feet. Your installer and the propane company measure your lot before suggesting a size.

How long will a generator run on a 500-gallon tank?

About 194 hours, roughly 8.1 days, for a Generac 26 kW unit at half load. The tank is filled to 80%, so it holds 400 gallons, and the unit burns 2.06 gallons an hour at half load per its spec sheet. Heavy loads shorten that, and Generac also asks for a short shutdown every 24 hours to check oil.

Who issues permits in Pine Hills?

Pine Hills is in the City of Fruitland Park, so building permits normally come from the city's Building and Renovating office rather than Sumter County. Contractors apply through the city's online portal. Your installer confirms the office for your address and handles the electrical and any gas permit after the ARC approval.

Is my Pine Hills electric utility SECO or Duke?

Check your bill. SECO Energy is the main electric utility in The Villages and Duke Energy Florida serves some areas, and the City of Fruitland Park lists SECO, Duke Energy or Leesburg Electric as possible providers depending on the area. A standby generator works the same with any of them, through an automatic transfer switch.
