Home generators in the Village of Pinellas

Pinellas holds Premier homes of 2,300 square feet and up, designer homes and villas along Evans Prairie, minutes from Brownwood. A licensed local installer sizes a generator for the whole house and plans fuel for a long outage.

Pinellas is the only village around it with Premier homes. Williamsburg and Seabrook models sit in Units 226 and 227, and the Unit 227 declaration requires at least 2,300 square feet. Designer homes such as the Lantana, Iris, Ivy, Boxwood and Begonia fill Units 224, 225 and 229, with Colony patio villas in Unit 951 and Avondale bungalow villas in Unit 943. Original closings run from April 2013 to July 2014. Premier and designer homes are concrete block with a cement finish.

A bigger home is a bigger electrical job. Larger homes may have more than one AC system, and the AC compressor is the load that decides the size. A 3 ton Goodman compressor draws about 3.2 kVA running, but about 20 kVA for a moment as it starts, per its spec sheet. Two of those starting together is what trips an undersized generator.

That is where load management earns its place. Generac's 26 kW transfer switch can manage up to four AC loads with no added hardware and up to eight more large 240 volt loads with Smart Management Modules. The unit runs the first AC, waits, then allows the second, and sheds a pool pump or water heater if it nears its limit. Generac says load management can often reduce the generator size, and the cost, a home needs.

Your installer counts the AC systems, reads the nameplates and opens the panel before quoting. See the sizing guide and how the transfer switch works.

Evans Prairie Lake, the prairie breeze and Palmetto's water holes

Pinellas is a golf-and-water village. Several homes front Evans Prairie Championship: 2849 Apache Court overlooks the 7th hole, and homes on Altair Path and Cedar Grove Loop are listed as golf and water front or view. The championship course was built around Evans Prairie and borders Evans Prairie Lake. Two executive courses carry Pinellas sub-area names on Hendry Drive: Mangrove, 'Pinellas at Evans Prairie', and Palmetto, 'Pinellas at Cedar Grove', with water on 7 of its 9 holes.

The official Mangrove page mentions the constant breeze across Evans Prairie. Open ground and water mean a rear yard that the wind reaches, and neighbors across the water who see whatever sits behind your home. The District 9 manual requires the exhaust to point away from neighboring properties. On a curved lakefront or fairway edge, that can mean angling the unit or choosing the side yard.

Visibility follows the same logic. The manual says the generator may not be visible from the street. A rear facing golf and water has a wider audience, so a unit set close to the house, behind shrubs no taller than the unit, keeps the view intact. Only 2 of 9 Pinellas listings mention mature trees, so there is less natural screening than in tree-heavy villages nearby.

Some homes back to non-Villages property, such as 2974 Buttercup Way, which changes who the neighbors are. Read about noise and placement.

Your approval path

Undersize it, or skip it, and a large Pinellas home sits warm and half-dark through days of restoration work.

  1. Meet the District 9 generator rules

The July 2026 District 9 manual requires an ARC application for a permanently affixed generator, set in the rear or side yard, 2 feet from all property lines, hidden from the street, exhaust away from neighbors.

  2. Draw the pad and screening

The site plan shows property lines, easements and a pad no larger than necessary; fences may screen the unit no taller than it. An above-ground propane tank is limited to one tank of 120 gallons or less.

  3. Sumter County permits

Your installer files the electrical and any gas permit with Sumter County Building Services (verify by address).

  4. Install and inspection

The unit, transfer switch and any load managers go in, the county inspects, and the system is tested with your AC running.

Milton is the local benchmark. Florida PSC reports show Sumter County outages falling from the Oct. 10, 2024 peak to 294 accounts on the evening of Oct. 13 and zero on Oct. 14. Irma reached 38.9% of the county in 2017, and the state was below 1% out ten days after its peak. Outages of weeks have happened elsewhere in Florida, about four weeks in parts of Lee County after Ian. Those are not forecasts for Pinellas, but they set the goal: a home that carries itself past day four.

For a large Pinellas home, that plan has three pieces:

  • Fuel. A 26 kW unit burns 2.06 gallons of propane an hour at half load and 3.63 at full load, about 87 gallons a day. A 120 gallon above-ground tank lasts about 1.9 days at half load. A 500 gallon buried tank lasts about 8.1 days. Natural gas, where the home has it, avoids the tank limit but uses about 333 cubic feet an hour at full load, so the meter must be sized for it.
  • Loads. Run the second AC on a schedule, not all day, and shed the pool pump. That keeps the unit near half load.
  • Oil. Plan a short shutdown each day to check oil, as Generac asks after every 24 hours of continuous running, and an oil change every 100 hours in heat above 85 F. A three-week run is about 494 hours, roughly five changes.

District 9 approval for a Pinellas patio villa, bungalow or Premier lot

Every Pinellas home follows the District 9 ARC manual of July 2026, and its generator rules cover homes, courtyard villas and patio villas alike:

  • An ARC application is required for a generator permanently affixed to the property and home.
  • The generator sits in the rear or side yard, at least 2 feet off all property lines, and not visible from the street.
  • Fencing may screen it, but no taller than the unit. The exhaust points away from neighbors.
  • Concrete pads for generators must be no larger than necessary and stay 2 feet from property lines.
  • An above-ground propane tank needs approval and is limited to one tank of no more than 120 gallons, out of view and out of easements. Underground tanks are permitted.

How that plays out depends on the lot. A Premier or designer lot usually has a workable side or rear corner near the meter. The Colony patio villas and Avondale bungalow villas are tighter, and the manual's courtyard villa section bars any vertical structure in rear easements or in the dominant or servient side easements. Your installer checks the plat before drawing anything.

The application needs a site plan with property lines, easements and the work, and approval is valid 9 months, with one extension of up to 9 more. The manual sets no noise limit. After approval, permits come from Sumter County Building Services. The District 9 board meets at SeaBreeze Recreation, 2384 Buena Vista Blvd. See ARC approval.

What size generator does a Pinellas Premier home need?

It depends on the AC systems and what you want running. Premier homes in Unit 227 start at 2,300 square feet, and two AC compressors starting at once is the load that sizes the unit. Many large homes run well on 22 to 26 kW with load management that staggers the AC and sheds a pool pump. Your installer reads the nameplates before recommending a size.

Can a generator go on the golf side of my Pinellas home?

The District 9 manual allows a fixed generator in the rear or side yard, 2 feet from property lines, and requires that it not be visible from the street. It does not address golf views directly, so ask the ARC. Your installer can set the unit close to the house, screened by shrubs no taller than it, with the exhaust aimed away from neighbors.

Is natural gas better than propane for a large Pinellas home?

If a gas main reaches your home, it removes the tank limit, which matters for a large house that burns more fuel. A 26 kW unit uses about 333 cubic feet of gas an hour at full load, so Peoples Gas and your installer confirm the meter and regulator can carry it. Without gas, a buried propane tank is the long-run option where setbacks allow.

How long does an ARC approval last in Pinellas?

The District 9 manual says approvals are valid for 9 months, with one extension of up to 9 more. That leaves room to schedule the permit and installation. Building permits are a separate step through Sumter County Building Services, and work should not start until both the ARC approval and the permit are in hand.

What does a whole-home generator cost in Pinellas?

The PowerOutage.us cost guide gives about $7,000 to $15,000 as the typical range for a Florida whole-home install. A Premier home with two AC systems, load managers, a long wire run or a buried tank can land at the upper end or above it. The free estimate gives you a written price for your home with no obligation.
