Home generators in the Village of Collier
Collier's 2013 homes surround the Evans Prairie championship course and its lake, about a mile from Brownwood. Here is how a standby generator fits these golf and water lots under the district manual.

Collier is a golf village. The Evans Prairie championship course, 27 holes at 1824 Evans Prairie Trail, is officially in the Village of Collier. It opened in fall 2012 and was built around Evans Prairie and its lake. The Sweetgum executive course, 9 holes at 3198 Hendry Drive, plays under live oaks, and the Mangrove and Palmetto executives are next door.
Listings show what that means at home: golf and water views on Kelvington Road, a large homesite with no rear neighbors on Jupiter Way, tree and garden views elsewhere.
For a generator, a golf or lake lot changes a few things:
- Out back is on display. The rear yard faces the course or the lake, which keeps the unit out of view from the street but in view of golfers. Screening is allowed, no taller than the unit.
- Oaks overhead. Generac's clearance guidance, citing NFPA 37, wants 5 feet of open space above the unit and 5 feet from operable windows, doors and vents. Low live oak limbs can rule out a spot.
- Exhaust direction. On a lot with no rear neighbor, pointing exhaust away from the side neighbors is often simple.
Trees and lines are also why outages happen. The Florida PSC's 2018 hurricane review notes that no amount of preparation eliminates outages in extreme weather. Your own power is the part you control.
Block and stucco on Queensway Terrace, Colony patio villas on Carrabelle Court
Collier was built mostly in 2013. Units 230, 223 and 232 were recorded between January and March 2013, Carrabelle Villas in March 2013 and Melbourne Villas on May 30, 2013. The Alden Bungalows declaration followed on March 4, 2014. Recent Collier listings were built in 2013.
The homes:
- Designer and single-family homes, mostly block and stucco, such as a Bridgeport model on Queensway Terrace, a home on Kelvington Road and one on Jupiter Way. One listing describes a cul-de-sac of all block and stucco homes. Lots reach about 0.30 acres.
- Colony patio villas in Carrabelle Villas, such as a frame home with vinyl siding on Carrabelle Court.
- Anaheim courtyard villas in Melbourne Villas.
- Named sections: Alden Bungalows and Antrim Dells, each with its own recreation pool.
Shingle roofs throughout. Lots run about 0.09 to 0.30 acres, a wide spread.
That spread drives the plan. On a 0.30 acre single-family lot, a whole-home unit usually fits a side yard with room to spare, and even a buried propane tank may be possible where setbacks allow. On a Carrabelle Court patio villa or a Melbourne courtyard villa, easements and the 2 foot line leave a small target. The District 10 manual bars vertical structures in courtyard villa rear easements and in the dominant or servient side easements. The courtyard villa guide explains the easement drawings.
Your approval path
Put it off and the next long outage finds a golf-view home sealed tight against the heat, with no way to cool it.
District 10 or 9 ARC application
Most of Collier follows the District 10 manual; Collier at Atwood is listed under District 9. Both say the same thing: apply before installing a permanently affixed generator, in the rear or side yard, 2 feet from property lines, not visible from the street, with screening no taller than the unit and exhaust away from neighbors.
Sumter County permits
Collier is in unincorporated Sumter County, so Sumter County Building Services issues the electrical and any gas permit after ARC approval.
Install
The pad goes in no larger than necessary, followed by the generator, the automatic transfer switch and the gas or propane line.
Inspection
The county inspects the work. The installer starts the unit and sets the exercise schedule with you.

Get my estimateDistrict Government lists Collier, Collier at Alden Bungalows and Collier at Antrim Dells in District 10. Collier at Atwood is listed under District 9. So the manual depends on your lot. The good news: on generators, the District 10 manual (revised 8/12/2026) and the District 9 manual (July 2026, per its file name) say the same thing.
- Application. Needed only for a generator permanently affixed to the property and home. A portable unit needs none.
- Location. Rear or side of the home site, at least 2 feet from all property lines, not visible from the street.
- Screening. Fencing can hide it, as long as the fence is no taller than the generator.
- Exhaust. Pointed away from neighboring properties.
- Pad. No larger than necessary, 2 feet from property lines.
- Propane. Underground or above-ground tanks are allowed. An above-ground tank needs approval and is limited to one tank of no more than 120 gallons, hidden from the road and neighbors and out of easements. Landscaping or a fence no taller than the tank may screen it.
The application includes a site plan showing property lines, easements and the proposed work. An approval stays good for 9 months and can be extended once, for up to 9 more. The building permit is a separate step, through Sumter County Building Services for this unincorporated area. Neither manual mentions noise. Our ARC approval guide covers the steps.
Gas or propane in Collier: check the meter, then size the fuel
Not every Collier street has natural gas. Peoples Gas is the main gas utility in The Villages and told the Florida PSC in 2018 that it served about 19,387 Sumter County customers, most of them in The Villages, per its PSC filing. Whether your home is one of them is easy to check: look for a gas meter on the side of the house or a gas bill.
If you have gas, the generator draws from the main. A Generac 26 kW uses about 188 cubic feet an hour at half load and 333 at full load. The installer checks that the meter can carry it with your other gas appliances.
If you do not, propane sets the clock. At half load on a 26 kW unit, with tanks filled to the usual 80% per Ferrellgas:
- 120 gallon above-ground tank: about 47 hours, just under two days.
- 250 gallon buried tank: about 4.0 days.
- 500 gallon buried tank: about 8.1 days.
The manuals state no size for buried tanks, but a fire marshal summary of NFPA 58 lists 10 feet from the building and a buildable property line, and easements matter too. A 0.30 acre Collier lot is more likely to have room than a villa lot. After Irma, Butane-Propane News reported limited propane storage in Florida and bulk plants without power to pump, so fill before the season. See the propane limits page.

Get my estimateIs my Collier home in District 9 or District 10?
Most of Collier, including Alden Bungalows and Antrim Dells, is listed in District 10. Collier at Atwood is listed under District 9. Your deed or closing papers name the plat, and District Government's Architectural Review office can confirm it. The generator rules in both manuals match, but the application goes to your lot's district.
Can I bury a larger propane tank on a big Collier lot?
Possibly. The District 10 manual allows underground tanks and states no size for them. Fire code is the real limit: a fire marshal summary of NFPA 58 lists 10 feet from the building and a buildable property line, and the tank must stay out of easements. A 0.30 acre lot is more likely to have room. Your installer and propane supplier check it at the lot.
Can a generator sit on the golf side of my Collier home?
Usually, if the rear yard meets the District 10 rules: at least 2 feet from all property lines, out of view from the street, with screening no taller than the unit and exhaust pointed away from neighbors. Golfers on Evans Prairie or Sweetgum will see it, so many owners add low plantings to soften the view.
Who issues generator permits in Collier?
Collier sits in unincorporated Sumter County, so Sumter County Building Services issues the permits. Its office is at 7375 Powell Road in Wildwood. ARC approval comes first, then your installer files the electrical permit and, for gas or propane, the gas permit with the tank size, pipe run and a site plan.
Does Collier's water keep running in a power outage?
Collier is served by Central Sumter Utility, one of the District's central water systems. The District issues precautionary boil water notices after line breaks, plant problems or a shutoff and restart. If one goes out, boil water for 1 minute; notices usually clear in about two days. A working stove on generator power makes that easy.
