Home generators in Hammock at Fenney

Hammock at Fenney is the youngest village in this corner of Brownwood, with homes from 2021 and 2022. Because it straddles Districts 12 and 13, a good generator plan starts with which ARC manual covers your lot.

District Government lists Hammock at Fenney as partly in District 12 and partly in District 13. Your deed shows which side your plat is on, so the first job is to check it or ask the District's Architectural Review office. Here is what each manual says about generators.

The District 12 manual (revised July 2026, per its file name):

  • An ARC application for any permanently affixed generator.
  • Rear or side yard, at least 2 feet from all property lines, not visible from the street.
  • Fence screening no taller than the generator, and exhaust pointed away from neighbors.
  • A pad no larger than necessary, and no vertical structures in courtyard villa rear or side easements.

The Districts 13 to 16 developer manual (version 4.20.26):

  • An application for permanently affixed generators, rear or side, not visible from the street.
  • Generator size consistent with the size of the lot.
  • Never in a dominant or servient use easement.
  • No 2 foot distance is written, but no vertical construction is allowed in any Developer, city or county setback.

The two lists look alike, and the differences are real. A spot that passes one manual can fail the other.

Redbud, Palmetto and Swallowtail Villas beside Southern Oaks cottages

The villas marketed as Hammock at Fenney carry the legal name Village of Fenney. Palmetto Villas and Swallowtail Villas declarations were recorded April 14, 2021 and Redbud Villas on May 26, 2021. A cottage home on the Villages of Southern Oaks Unit 139 plat dates to 2021. Lots checked ran about 0.09 to 0.20 acres.

The homes are a true mix:

  • Courtyard villas in Redbud and Palmetto Villas, block and stucco on Connor Way, Cottrell Court, Millican Avenue, Smedley Road and Vinas Place, with one shake roof on Connor Way and shingle elsewhere.
  • Smaller villas in Swallowtail Villas with vinyl siding, on Cochran Street and Grouby Road.
  • Cottage homes such as a frame home on Stephanie Way, and some designer homes.

Listings also mention corner and oversized lots. A corner lot has two street faces, so the not-visible-from-the-street rule leaves fewer choices. An oversized lot gives room to meet the manufacturer clearances Generac cites from NFPA 37: 5 feet from operable windows, doors and vents, and 3 feet at the front and both ends.

Whatever the home type, the manual that covers your lot still decides where the unit can sit, so the installer settles that first.

Your approval path

Pick a spot or a tank under the wrong manual and the application comes back, while the next storm season keeps its own calendar.

  1. Find your manual, then apply

Hammock at Fenney is split between Districts 12 and 13, so the manual depends on the lot. Under District 12, the generator goes rear or side, 2 feet off lines, hidden from the street, screened no taller than the unit, exhaust away from neighbors. Under the Districts 13 to 16 developer manual, it goes rear or side, hidden from the street, sized to the lot and never in a villa dominant or servient easement.

  2. Sumter County permit

Both districts sit in the City of Wildwood, which uses Sumter County Building Services for permits. ARC approval comes first.

  3. Install

The installer sets the pad, generator and automatic transfer switch, and the gas line or the propane tank the manual allows for your home type.

  4. Inspection

The county inspects the work. The installer starts the unit, sets the exercise schedule and shows you the controller.

Gas at the meter or a buried tank: fuel rules change with the manual

Most Hammock at Fenney listings show natural gas connected or available. That is the simplest long-outage fuel: no tank to watch, and a Generac 26 kW uses about 188 cubic feet an hour at half load. Peoples Gas reported its system was resilient through Helene and Milton. Your installer still checks that the meter can carry the generator plus your other gas appliances. See natural gas in The Villages.

Without gas, propane rules split by manual:

  • District 12 lots. One above-ground tank of no more than 120 gallons with approval, hidden and out of easements, or a buried tank.
  • District 13 lots. The developer manual requires underground tanks for single-family homes, including cottage homes, and patio villas. Courtyard villas, verandas and cottage villas may use underground or above-ground tanks up to 120 gallons.

What the tank buys at half load on a 26 kW unit, filled to the usual 80%: 120 gallons gives about 47 hours, 250 gallons about 4.0 days, 500 gallons about 8.1 days. A buried tank needs room, since a fire marshal summary of NFPA 58 lists 10 feet from the building and a buildable property line. Read the propane limits page before choosing.

Oxygen, CPAP and cooling in a new Hammock at Fenney villa

Newer homes do not change what a long outage does to health. The CDC notes that people 65 and older adjust less well to sudden heat and more often take medicines that affect temperature control. It advises air conditioning, not a fan, in very hot weather.

Many neighbors depend on power for care. In HHS emPOWER data for October 2026, 2,478 Sumter County Medicare beneficiaries relied on power-dependent devices, and 577 received oxygen services. A home oxygen concentrator such as the Philips EverFlo draws an average of 350 watts, and a CDC study found most concentrator batteries last about 3 to 4 hours at low settings.

Two programs help, and both have limits worth knowing:

  • SECO Medically Necessary Service. SECO says it does not give these homes priority during named-storm restoration.
  • Sumter County special needs registry. Run by the Florida Department of Health in Sumter County (county page). The state registry says signing up is not a guarantee of help and asks residents to plan for at least 72 hours on their own.

A standby generator with the concentrator, refrigerator and air conditioning on its list closes that gap. Our medical backup power guide covers the details.

How do I know if my Hammock at Fenney lot is in District 12 or District 13?

Start with your deed or closing papers, which name the plat and district. District Government's Architectural Review office can confirm it. Your installer checks this before drawing a site plan, because the two manuals differ on propane tanks, setbacks and easements. Getting the district right first saves a returned application.

Can I use an above-ground propane tank at my Hammock at Fenney cottage home?

It depends on the manual. If the lot is under the Districts 13 to 16 developer manual, single-family homes, including cottage homes, must use an underground tank. If the lot is under District 12, one above-ground tank of no more than 120 gallons is allowed with ARC approval, out of view and out of easements. Natural gas, where connected, avoids the question.

Does the 2-foot rule apply in Hammock at Fenney?

On District 12 lots, yes: the generator must sit at least 2 feet from all property lines. The Districts 13 to 16 manual does not state a 2 foot distance, but it bars vertical construction in any Developer, city or county setback and keeps generators out of dominant and servient easements. In practice the installer measures against whichever rule covers your lot.

Is natural gas available for a generator in Hammock at Fenney?

Most recent listings show natural gas connected or available, which is good news for long outages. Still, look for a gas meter at your home or a gas bill in your name. Your installer confirms the service and checks that the meter can carry a generator along with your range and water heater.

Who issues generator permits in Hammock at Fenney?

Both District 12 and District 13 are in the City of Wildwood, and Wildwood sends building permits to Sumter County Building Services. ARC approval comes first in either district. Your installer confirms the office for your address and files the electrical and fuel permits once the ARC signs off.
