Home generators in the Village of Linden
Linden is home to Riverbend Recreation and an island section marketed as Linden Isle. Its 2019 and 2020 villas and homes can keep their own power through a long outage, placed the way District 12 allows.

Linden's center of gravity is Riverbend Recreation, the District 12 village center officially in the Village of Linden at 1833 Corbin Trail. It has a zero-entry family pool, sand volleyball and beach tennis courts, pickleball, tennis, fishing, a fire pit and river-named gathering rooms. Rupert Canine Park is at 5733 Parkyn Path, and Swallowtail Recreation at 1615 Corbin Trail is a neighborhood pool with a butterfly garden. Listings say Linden is minutes from Eastport, Sawgrass Grove and Magnolia Plaza.
All of that makes Linden easy living, until a storm takes the lines down. Then the shops, pools and courts may not keep normal hours, and an errand can mean a long wait. GasBuddy data reported by Fox Business showed about 43% of Florida gas stations without fuel on September 12, 2017, after Irma.
A standby generator keeps your own day on track:
- The refrigerator and freezer stay cold. The FDA gives a closed refrigerator only about 4 hours.
- The air conditioning keeps the house safe for people and pets in summer heat.
- The stove works, which matters if a boil water notice goes out on South Sumter Utility.
When the courts reopen, you are rested and ready to play.
Destin courtyard villas, Cromer Place patio villas and Mossy Oak homes
Linden opened in 2019. The Taylor Villas declaration was recorded October 30, 2018, and recent listings were built in 2019 and 2020. Lots run about 0.08 to 0.16 acres. The homes include:
- Courtyard villas, such as the Destin model in Taylor Villas.
- Patio villas, such as a two-bedroom on Cromer Place with vinyl siding and a tankless water heater.
- Single-family homes, such as a Mossy Oak model on Henry Loop with room for a pool, and a front-porch home on Storms Avenue with water views and vinyl siding.
Shingle roofs throughout, and natural gas connected with gas cooking or water heating is common.
Each type points to a different spot. A courtyard villa cannot put a generator in its rear easement or its dominant or servient side easements under the District 12 manual. A patio villa side yard has to fit 2 feet from the line plus Generac's NFPA 37 clearances of 5 feet from operable windows and doors. A Henry Loop home may need room left for a future pool, so the installer plans around it.
The tankless water heater is worth a mention. It is one more gas appliance on the meter, and the installer adds it to the math before connecting a generator. More detail is in our courtyard villa guide.
Your approval path
Go without a plan and a Linden Isle view comes with a warm house, a dark kitchen and a long wait on someone else's schedule.
District 12 ARC application
Linden is covered by the District 12 manual. Apply before work for a permanently affixed generator, placed rear or side, 2 feet from every property line and hidden from the street. Fence screening can be no taller than the unit, and exhaust must point away from the neighbors.
Sumter County permits
The City of Wildwood, which includes Linden, has Sumter County Building Services issue its permits. They follow ARC approval.
Install
The installer sets a pad no larger than necessary, the generator, the transfer switch and the gas connection.
Inspection
The county inspects, then the installer starts the unit and programs its exercise schedule.

Linden Isle and water-view lots: placement near the water
Free in-home estimate, written price, no obligation.
Get my estimateSome Linden lots have water views, such as the Storms Avenue home in the listings, and one section is marketed as Linden Isle. Water out back is a big part of why people choose these homes, and it shapes a generator plan.
- The street rule is easier. The rear yard faces the water, away from the street. The District 12 manual still asks for the rear or side yard and at least 2 feet from all property lines.
- The view is yours. A generator in the rear corner is visible from your lanai. Fence screening is allowed but may be no taller than the unit, so low plantings often look better.
- Neighbors share the shoreline. The exhaust must point away from the homes next door.
- Ground and grade. Near water, the installer looks at grade and drainage before setting the pad, which stays no larger than necessary.
- Clearances. Generac's guidance asks for 5 feet of open space above the unit and 3 feet at the front and both ends, so a covered lanai edge or palm fronds can rule out a spot.
The manual sets no noise limit. Standby units run a short weekly or every-other-week exercise, and you can pick the day and hour. A mid-morning exercise is a considerate choice. Our noise guide has more.
Load management for a Linden villa: what runs first when the grid is down
Linden's gas service means fuel is rarely the limit. Wattage is. A generator has to handle every load you switch on, and motors need a big jolt to start. Generac's sizing paper says single-phase motors such as refrigerators and pumps need 3 to 5 times their running power to start.
Published figures for common loads:
- Refrigerator: about 750 watts running, about 2,250 to start (DTE Energy guide).
- 3 ton air conditioner: about 3.2 kVA running and about 20 kVA at start, by the math on a Goodman spec sheet.
- Oxygen concentrator: about 350 watts (Philips EverFlo).
Load management lets a right-sized unit cover more. The Generac 26 kW transfer switch can manage up to four air conditioning loads, and Smart Management Modules can shed other big 240 volt loads, then bring them back when there is room. Kohler's load shed kit manages up to six loads by priority, per its manual.
For a Linden villa, a common order is: medical equipment and refrigerator first, then the air conditioner, then the dryer or water heater when the AC is resting. Your installer sets it up and explains it. If your home has no gas service, the same logic stretches propane: one 120 gallon above-ground tank holds about 96 usable gallons. See the sizing guide.

Get my estimateCan a generator go on the water side of my Linden Isle lot?
Usually, if it meets the District 12 rules: rear or side yard, at least 2 feet from all property lines, not visible from the street, with screening no taller than the unit and exhaust pointed away from neighbors. Your installer also checks the manufacturer's clearances and the ground near the water before choosing the pad location.
Will a tankless gas water heater affect my generator in Linden?
It can affect the gas side. A tankless heater draws a lot of gas while it runs, and the generator adds about 333 cubic feet an hour at full load on a Generac 26 kW. Your installer adds every gas appliance to the meter math and, if needed, asks the gas utility about a larger meter before connecting the generator.
How big a generator does a Linden patio villa need?
It depends on what you want running, not on square footage alone. One air conditioner, the refrigerator, lights and outlets need far less than a home that runs everything at once. Load management lets a smaller unit cover more by shedding big loads in turn. A load calculation during the free estimate gives you the right size.
Do I need a permit as well as ARC approval in Linden?
Yes. The District 12 Architectural Review Committee approves where the generator goes, and that comes first. After that, Sumter County Building Services issues the electrical and gas permits for the City of Wildwood and inspects the work. Your installer files both and confirms the office for your address.
How long will propane last if my Linden home has no gas service?
The District 12 manual allows one above-ground tank of no more than 120 gallons with approval. Filled to 80%, it holds about 96 gallons. A Generac 26 kW at half load burns 2.06 gallons an hour, about 47 hours in all. A 22 or 24 kW unit gets about 38 hours. Lighter loads and load management stretch it.
