Home generators in the Village of DeSoto
DeSoto's 2018 homes sit between Fenney and McClure on lots of about 0.08 to 0.15 acre, and recent listings show natural gas connected or available. That makes fuel a short question here, and space the real one.

Recent DeSoto listings on Unger Court, Nellie Road, Craft Court and Botner Drive, show natural gas connected or available. For a long outage, that is the strongest fuel position a Villages home can have. The District 12 manual caps an above-ground propane tank at one tank of 120 gallons, about two days of running. A gas line has no tank to empty.
What a gas-fed generator uses: about 188 cubic feet an hour at half load and 333 at full load for a Generac 26 kW. What the installer checks:
- The meter. Your range, dryer or water heater already draw from it. The installer adds the generator's full-load use and asks the gas utility about an upgrade if needed.
- The utility. Peoples Gas is the main gas utility in The Villages, and Florida PSC records show the City of Leesburg has served some Villages areas in Sumter County. Your bill names yours.
- The pipe run. Gas line size and length go on the Sumter County gas permit.
An honest note on reliability: Peoples Gas said its system was resilient through Helene and Milton, with about 1,400 customers losing service, mostly from building damage. Gas supply failed in Texas during Uri's extreme cold, per the FERC-NERC report. That was a different event, and no one can promise any fuel. Read more on natural gas vs propane.
Charlotte courtyard villas and frame patio villas on 0.08 acre lots
DeSoto, which District Government spells Desoto, is a 2018 village of small lots, about 0.08 to 0.15 acres. Its homes include:
- Courtyard villas, such as the Charlotte model at 2464 Nellie Road, a block and stucco home.
- Patio villas, such as 5705 Craft Court, and villa listings like 5840 Unger Court, framed with vinyl siding.
- Single-family homes, such as 5746 Botner Drive, also vinyl over frame, with lake views and palms.
Shingle roofs throughout, and rain gutters on several. Little details like downspouts matter on a small lot, because the installer keeps the pad clear of runoff.
For placement, the home type sets the rules. A courtyard villa cannot put any vertical structure in its rear easement or in the dominant or servient side easements under the District 12 manual. A patio villa side yard has to fit 2 feet from the line plus the manufacturer clearances Generac cites from NFPA 37: 5 feet from operable windows, doors and vents and 3 feet at the front and ends. A lake-view single-family lot usually has the most room, in the rear corner away from the street.
The gas meter location helps too. A generator close to the meter and the electric service keeps runs short. Our courtyard villa guide covers the easement drawings.
Your approval path
Leave it for later and the gas line at your meter does nothing for you when the power goes out in August.
District 12 ARC application
Apply to the District 12 ARC before work. The manual places a permanently affixed generator in the rear or side yard, at least 2 feet from property lines and hidden from the street. Screening may be no taller than the unit, and exhaust must point away from neighbors.
Sumter County permits
DeSoto is in the City of Wildwood, so Sumter County Building Services issues the electrical and gas permits after ARC approval.
Install
The installer pours a pad no larger than necessary, sets the unit and transfer switch and runs the gas line from your meter.
Inspection
The county inspects the electrical and gas work, then the installer starts the unit and sets its weekly exercise.

Keeping cool and keeping oxygen on in a DeSoto villa
Free in-home estimate, written price, no obligation.
Get my estimateA DeSoto villa in August without power heats up fast, and heat is the main health risk of a Florida outage. The CDC says adults 65 and older are more prone to heat illness and advises staying in air conditioning, not relying on a fan. The National Weather Service lists a body temperature above 103 F, confusion and hot red skin among heat stroke signs that need 911.
Powered medical equipment is common here. HHS emPOWER data for October 2026 counted 2,478 Sumter County Medicare beneficiaries on power-dependent devices, 577 of them on oxygen services. A home concentrator draws about 350 watts, a small load next to an air conditioner, and its battery often lasts only about 3 to 4 hours, per a CDC study.
Official help has limits:
- SECO Medically Necessary Service does not give priority during named-storm restoration.
- The Sumter County special needs shelter is at the Gloria Rowe Hayward complex in Sumterville, per the county page. The state registry says registering does not guarantee a shelter space and asks you to plan for 72 hours on your own.
A gas-fed standby generator lets you stay home, cool, with the concentrator on wall power. See keeping AC running.
If DeSoto's power stays off for weeks: a gas-fed plan
Local outages have usually been short. Sumter County was near zero four days after Milton's 2024 peak. Elsewhere in Florida, though, Michael kept some Panhandle counties out for about 26 days, and Ian kept parts of Lee County out about four weeks. NERC rates the Florida Peninsula grid at normal risk in its 2025 assessment, so the local long-outage risk is storm damage to lines, not a statewide shortage. A DeSoto home on natural gas can plan for weeks.
With gas, the limit is the engine, not the fuel:
- Daily stop. Generac's continuous-use guidance asks for a 30 minute shutdown every 24 hours to check and top off oil and clear the louvers.
- Oil changes. Every 100 hours when running continuously above 85 F, per the owner manual. Three weeks is about 494 run hours, about five changes of 1.9 quarts.
- Kohler owners. The Kohler 26 kW schedule checks oil every 24 hours and changes it every 150 hours, or 300 with premium oil.
Water comes from South Sumter Utility, which serves Districts 12, 13 and 14 per District Government. If a boil water notice goes out, you boil for 1 minute; notices usually take about two days to clear. A working stove makes that easy. See long-outage preparedness.

Get my estimateDo I need a propane tank if my DeSoto home has natural gas?
Usually not. If your gas meter and service line can carry the generator along with your other gas appliances, the generator runs from the main with no tank to refill. Your installer checks the meter size and, if needed, asks the gas utility about an upgrade. Propane is the fallback only if gas service is not practical.
Can a generator go in my DeSoto courtyard villa's side yard?
Sometimes. The District 12 manual allows rear or side yards, 2 feet off property lines and out of view from the street, but it bars vertical structures in courtyard villa rear easements and in the dominant or servient side easements. The installer checks your villa's easement drawing and finds the spot that clears both the ARC and the manufacturer's spacing.
What should I keep on hand for a long outage in DeSoto?
Keep generator oil and filters for several changes, a funnel and rags, drinking water and shelf-stable food. Florida's disaster checklist plans for at least 7 days of supplies. A Generac 20 to 26 kW unit takes about 1.9 quarts per change, and Generac calls for a change every 100 hours in continuous running above 85 F.
Will a generator run my central air in DeSoto?
A properly sized unit can. A 3 ton compressor runs at about 3.2 kVA but needs about 20 kVA for a moment at start, by the math on a Goodman spec sheet. Your installer sizes the generator for that start, or adds a soft starter or load management so a smaller unit can handle it. That keeps cost and gas use in check.
Who approves a generator in DeSoto?
Two bodies. First, the District 12 Architectural Review Committee approves the location under its manual. Then Sumter County Building Services, which issues permits for the City of Wildwood, handles the electrical and gas permits and inspections. Your installer prepares both and confirms the office for your exact address.
