Home generators in the Village of Marsh Bend
Marsh Bend is the District 12 village closest to Brownwood, north of Warm Springs Avenue. Its 2018 and 2019 homes are good candidates for a standby generator that can carry a household well past a long weekend.

Hurricane Irma left 28,598 Sumter County accounts without power at its 2017 peak, 38.9% of the county, per the Florida PSC's 2018 review.
A Marsh Bend plan for an outage longer than Milton's
- 2019
- first Marsh Bend homes, MLS year built
- About 494 h
- engine hours in a three-week outage, Generac guidance math
- 1,426 sq ft
- patio villa on Ryan Road, on a 0.08 acre lot
- 7 days
- Florida's disaster supply checklist planning horizon
Recent local outages have been short. After Milton, Sumter County went from 21,912 accounts out on the morning of October 10, 2024 to zero by the evening of October 14, per Florida PSC reports. Irma was harder: 38.9% of the county at the 2017 peak, and statewide it took about ten days to fall below 1%, per the PSC review.
Longer outages have happened elsewhere in Florida. Michael left some Panhandle counties out for about 26 days, and Ian left parts of Lee County out for about four weeks. Nobody is predicting that here. NERC rates the Florida Peninsula at a normal level of risk in its 2025 assessment, so the realistic threat is storm damage to local lines.
A good plan covers three weeks, so anything shorter feels easy:
- Fuel. Marsh Bend homes commonly have natural gas connected, so runtime is not limited by a tank.
- Engine care. Generac asks for a 30 minute stop every 24 hours to check oil, per its continuous-use guidance, and an oil change every 100 hours in continuous use above 85 F. Three weeks is about 494 run hours, roughly five changes.
- Household supplies. Florida's disaster supply checklist sets a horizon of at least 7 days for food, water and medicine.
Our long-outage preparedness guide turns this into a checklist.
Ryan Road patio villas and Francis Loop homes: two very different lots
Marsh Bend is small and has two clear home types. The Ryan Villas declaration was recorded October 8, 2018, and Villages of Southern Oaks Unit 28, which includes Francis Loop, on July 8, 2019. Recent listings were built in 2019.
- Patio villas. A 1,426 square foot patio villa on Ryan Road sits on a 0.08 acre lot, with vinyl siding and rain gutters.
- Single-family homes. A block and stucco home on Francis Loop sits on 0.14 acres.
Both have shingle roofs and both list natural gas connected. The difference is room.
On the Ryan Road patio villa, the District 12 manual puts the unit in the rear or side yard, 2 feet off the property line. Generac's clearance guidance, citing NFPA 37, adds 5 feet from operable windows, doors and vents and 3 feet at the front and both ends. Patio villa easements narrow it further. On a lot that size, the installer may suggest a compact unit sized for essentials and one air conditioner.
On a 0.14 acre Francis Loop lot, there is usually a side yard that clears everything and keeps the unit out of view from the street. A whole-home unit with load management is often realistic there.
Either way, a short run from the gas meter and the electric service keeps cost down. See the sizing guide.
Your approval path
Plan for a long weekend and a long outage turns into trips for ice, a warm bedroom and a freezer you empty into the trash.
District 12 ARC application
Marsh Bend follows the District 12 manual: apply before work for any permanently affixed generator. It must sit in the rear or side yard, at least 2 feet from property lines, out of view from the street, with screening no taller than the unit and exhaust aimed away from neighbors.
Sumter County permits
Marsh Bend is in the City of Wildwood, so Sumter County Building Services issues the permits once the ARC approves.
Install
The pad, generator, automatic transfer switch and gas line go in, with the pad kept no larger than necessary.
Inspection
The county inspects the electrical and gas work, and your installer runs the first test with you.

Get my estimateIn much of The Villages the fuel question is tank size, since the district manuals limit an above-ground propane tank to one tank of 120 gallons, about 47 hours for a 26 kW unit at half load. In Marsh Bend the conversation is usually different, because many homes have natural gas connected. The question becomes whether the gas meter can carry the generator.
What a generator asks of the meter, from the Generac 26 kW spec sheet: about 188 cubic feet an hour at half load and 333 at full load. Your range, water heater and dryer already use part of the meter's capacity. The installer adds them up, and if the total is too high, asks the gas utility about a larger meter. The Sumter County gas permit asks for pipe size and length and appliance BTUs, so the math is on paper.
Gas is a strong fuel, not a perfect one. Peoples Gas reported about 1,400 customers losing service through Helene and Milton, mostly from structural damage to homes and businesses. In Texas in 2021, gas supply froze at the wellheads during Uri, per the FERC-NERC report, a cold-weather event unlike a Florida hurricane.
Peoples Gas is the main gas utility in The Villages, and the City of Leesburg has served some Villages areas in Sumter County, per Florida PSC records. Your bill tells you which. Our natural gas page goes deeper.
Marsh Bend Trail, Everglades and DeLuna: when the daily routine pauses
Marsh Bend lies north of Warm Springs Avenue along the Marsh Bend Trail loop toward Florida's Turnpike, roughly 2.5 to 3 miles straight-line south of Brownwood. Farther north, Marsh Bend Trail carries DeLuna Recreation at 4240, Water Lily at 4710, Cattail at 5219 and the Everglades regional complex at 5497, per the District's recreation centers list.
After a big storm, those places may run on reduced hours, and the roads fill with line and tree crews. For a few days or weeks, home is the center of life. A standby generator makes that comfortable:
- The kitchen. Per the FDA, a closed refrigerator holds food safely for about 4 hours and a full freezer about 48. With power, you keep cooking the food you bought.
- The car or cart. After Irma, about 43% of Florida gas stations were out of fuel on September 12, 2017, per GasBuddy data reported by Fox Business. Staying put means fewer trips. If you drive an electric golf cart, it charges from the same panel the generator powers, if you include that circuit.
- The water. Marsh Bend is on South Sumter Utility per District Government. A boil water notice means 1 minute at a rolling boil, easy with a working stove.
That is the quiet payoff of preparedness: the storm happens, and your days stay close to normal.

Get my estimateDoes living close to Brownwood lower my outage risk in Marsh Bend?
Not in any way the records show. Outage reports are kept by county and utility, not by village. At Milton's peak, 23.0% of Sumter County accounts were out, and SECO had 15.95% of its Sumter accounts out. Distance to the square does not change which lines a storm damages, so plan for your own home's needs.
Can my Ryan Road patio villa fit a standby generator?
Often, with care. The District 12 manual asks for the rear or side yard, 2 feet from property lines, out of view from the street. Generac also wants 5 feet from operable windows, doors and vents. On a 0.08 acre lot with easements, the installer may recommend a compact unit that covers essentials and one air conditioner.
Can a generator run on my existing gas line in Marsh Bend?
Usually, if the meter has capacity. A Generac 26 kW uses about 333 cubic feet an hour at full load, on top of your range, water heater and dryer. Your installer adds those loads and, if needed, asks the gas utility about a larger meter. The Sumter County gas permit records the pipe size and appliance BTUs.
How many oil changes would a three-week outage take?
On a Generac 20 to 26 kW unit running continuously above 85 F, about five. Generac calls for a change every 100 hours in those conditions and a 30 minute shutdown every 24 hours to check oil. Three weeks is about 494 run hours. Each change takes about 1.9 quarts of 5W-20, so keep oil and filters on the shelf.
Do I need ARC approval for a generator in Marsh Bend?
Yes, for a permanently affixed standby generator. The District 12 manual requires an application with a site plan before any work, and a portable unit needs none. After approval, Sumter County Building Services issues the permits for the City of Wildwood. Your installer prepares both and confirms the office for your address.
