Home generators in the Village of Fenney

Fenney opened District 12 in 2017 among oaks and spring-fed wetlands. A standby generator can keep its homes cool, lit and fed through a long outage, placed the way the District 12 manual asks.

Sumter County accounts out at Milton's peak, Florida PSC

Fenney does not look like the older villages to the north. The official Fenney Recreation page describes an oak hammock setting and a nature trail that crosses a spring-fed stream. The Red Fox and Gray Fox executive courses sit in the Fenney Springs wetlands, and Gray Fox holes are spread across three islands. Listings mention pond frontage on Abney Avenue, tree views and mature trees.

That setting is lovely, and it shapes a generator plan in three ways.

  • Branches and lines. Trees near overhead lines are a familiar cause of storm outages. The Florida PSC's 2018 hurricane review put it plainly: no amount of preparation removes outages in extreme weather. A home that makes its own power stops waiting on the nearest limb.
  • Room overhead. Generac clearance guidance, citing NFPA 37, calls for 5 feet of open space above the unit, 5 feet from operable windows, doors and vents, and 3 feet at the front and both ends. Low oak limbs can rule out a spot that looks fine at ground level.
  • Wet ground. On a pond lot, the installer looks at grade and drainage before choosing the pad, which the District 12 manual says should be no larger than necessary.

A rear yard that backs onto water or preserve often makes the street-view rule easy. The exhaust rule still applies, so the unit should vent away from the homes on either side.

Bougainvillea, Longleaf and Mockingbird: Fenney villas, designer homes and the 2-foot rule

Fenney was the first village of District 12, with its first plats recorded in mid 2016 and homes from 2017 and 2018. It mixes designer homes, single-family homes on the numbered Unit plats and a long list of villa lines: Bougainvillea, Sand Pine, Longleaf, Hyacinth, Honeysuckle, Spartina, Lantana, Tupelo, Live Oak, Magnolia, Cypress, Sweetgum and Mockingbird Villas. Cambridge and Mockingbird courtyard villas appear in listings. Lots checked ran about 0.09 to 0.19 acres.

Construction changes street by street. Frame with vinyl siding shows up on Lyall Loop, Spanish Moss Way, Fritillary Terrace and a Mockingbird Villas courtyard villa on Robbs Road. Block and stucco shows up on a Zipperer Way designer home and on Abney Avenue. Every roof checked was shingle. So nobody should guess your wall type from the street name. The installer looks.

Where the unit can go depends on the home type:

  • Designer and Unit homes. The usual answer is a side yard near the electric service, at least 2 feet off the line, out of view from the street.
  • Courtyard villas. The District 12 manual bars vertical structures in courtyard villa rear easements and in the dominant or servient side easements, so the legal spot can be small. Our courtyard villa guide walks through it.

Your approval path

Without a plan, a long outage in Fenney means a warm house, a refrigerator on a four-hour clock and hard choices made by flashlight.

  1. District 12 ARC application

A permanently affixed generator needs an ARC application before any work. The District 12 manual asks for a rear or side yard spot at least 2 feet off every property line, out of view from the street, with screening no taller than the unit and exhaust aimed away from neighbors. The site plan shows property lines and easements.

  2. Sumter County permit

Fenney is in the City of Wildwood, which sends permits to Sumter County Building Services. Your installer files the electrical and any gas permit after ARC approval.

  3. Install

The pad goes in no larger than necessary, then the generator, the automatic transfer switch and the gas or propane line.

  4. Inspection

The county inspects the electrical and fuel work. Your installer then starts the unit, sets the exercise schedule and walks you through it.

Natural gas on Fenney streets, and the propane fallback

Several Fenney listings show natural gas connected. If your home has a gas meter, a generator can run from it with no tank to refill. The Generac 26 kW spec sheet lists about 188 cubic feet an hour at half load and 333 at full load.

Gas is not magic, so here is the honest picture. Peoples Gas said its system held up through Helene and Milton, with about 1,400 customers losing service, mostly from structural damage to buildings. In Texas during Winter Storm Uri, the FERC-NERC report traced gas supply problems to frozen wellheads and processing, a different kind of event than a Florida hurricane. Your installer also checks the meter, because your range and water heater already use part of its capacity.

Peoples Gas is the main gas utility in The Villages, and Florida PSC records show the City of Leesburg has also served some Villages areas in Sumter County. Your gas bill names yours. See natural gas in The Villages for more.

No gas line? The manual allows propane. An above-ground tank needs approval and is limited to one tank of no more than 120 gallons. Filled to 80%, that is 96 usable gallons, or about 47 hours for a 26 kW unit at half load. A buried tank has no size stated, but a fire marshal summary of NFPA 58 lists 10 feet from the building and a buildable property line, hard on a 0.09 acre lot.

When Fenney Recreation goes quiet: keeping your own routine at home

A Fenney week often runs through Fenney Recreation at 3200 Fenney Way: the zero-entry family pool, gathering rooms, the resident art gallery, the fitness room, the fire pit, the nature trail and the 18-hole Fenney Putt and Play. Neighborhood centers on Fenney Way add more: Blue Heron, Sugar Cane with fishing and an air gun range, Dudley with archery and a dog park, and Spanish Moss Recreation with sports pools and pickleball.

After a big storm, those places may not keep their usual hours, and the roads between them may be full of crews. That is when home matters most. A standby generator keeps the basics running so you can stay put in comfort:

  • Food. The FDA says a closed refrigerator keeps food cold about 4 hours and a full freezer about 48. With power, neither clock starts.
  • Cool air. The CDC advises older adults to stay in air conditioning in hot weather and not to rely on a fan.
  • Water. Fenney is on South Sumter Utility, which serves Districts 12, 13 and 14 per District Government. If a boil water notice goes out, you boil for 1 minute, and that is easy with a working kitchen.

Pair the generator with a small shelf of oil, filters and drinking water, and the house carries itself.

Can a generator go beside my courtyard villa in Fenney?

Often, but the spot is tighter than it looks. The District 12 manual allows a generator in the rear or side yard, at least 2 feet off property lines and out of view from the street. Its courtyard villa rules also bar vertical structures in the rear easement and the dominant or servient side easements. Your installer reads the plat and easement diagram before drawing the site plan for the ARC.

Do Fenney homes have natural gas for a generator?

Several Fenney listings show natural gas connected, but not every street or home has a service line. Look for a gas meter on the side of the house or a gas bill. If you have one, your installer checks that the meter can carry the generator on top of your range and water heater. If not, propane is the fallback under the District 12 manual.

How long will a 120 gallon propane tank run my generator?

A 120 gallon tank is filled to about 80%, so it holds about 96 usable gallons. A Generac 26 kW unit burns 2.06 gallons an hour at half load, which works out to about 47 hours, or just under two days. A 22 or 24 kW unit runs about 38 hours on the same tank. Heavier loads shorten that.

Who issues the generator permit in Fenney?

Fenney is in the City of Wildwood, and the city sends building permits to Sumter County Building Services. The order matters: in The Villages, ARC approval comes first, then your installer pulls the electrical and any gas permit with the county. Your installer confirms the office for your exact address before filing.

Is a standby generator worth it if Milton's outage cleared in four days?

That depends on your health and how long you can manage without power. Sumter County went from 23.0% of accounts out on October 10, 2024 to zero by the evening of October 14. Irma in 2017 hit harder, with 38.9% out at the peak. Elsewhere in Florida, Michael left some Panhandle counties out for weeks. A generator removes the guesswork.
